Johnson indicated the proposal was consistent with our past planning <br />in that the R-2 property would serve as a buffer between the coImErcial zone <br />on Rice Street and the single family residences. <br /> <br />Recornrendation <br /> <br />Mr. Rukavina rroved and Mr. Mastel seconded that the Corrmission recormend ap- <br />proval of Janes House request for rezoning from B-2 to R-2 and preliminary <br />plat at 190 Transit with the following conditions: <br /> <br />1. That the City Ponding Easenent be shown to elevation 952 feet. <br /> <br />2. 'That a ten foot Drainage F.aserrent be provided between Lots I and <br />2, IDts 2 and 3, IDts 3 and 4 and along the east property line of <br />Lot 4. <br /> <br />3. That the Drainage Utility Easerrent on the adjacent property to the <br />west be shown and that the relocated cuI vert be deleted. <br /> <br />4. 'fuat the contractor who constructs the duplexes use tertlp)rary <br />nethods to control the bank erosion on the pond during construction <br />as required by the Public Works Director and further that the contrac- <br />tor provide permanent stabilization of the pond bank after construction <br />as required by the Public Works Director. <br /> <br />Roll Call, Ayes: Cushing, Mastel, Rukavina, G. Nays: None. <br /> <br />Planning File 1173 - Ed Cave and Sons request for special use permit, variance <br />to Shore land Zoning Ordinance and Shore land Develop1rent Plan Approval. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated the prO!X)sal is to construct two office buildings <br />on the northwest comer of Transit Avenue and Rice Street. The property is <br />zoned B-IB and Mr. Cave is applying for a special use permit for the site plan <br />approvaL He is also applying for a variance to Shoreline Variance setback <br />and Shoreline I:evelop!rent approval. The variance to setback. would permit one <br />of the office buildings to be located 50 feet from the pond rather than the <br />required IOD feet. Mr. Dahlgren indicated that the City staff has suggested <br />to Mr. Cave that he avoid filling the pond but rather seek a variance to t"1e <br />setbad: . <br /> <br />Mr. Sam Cave indicated that the two buildinqs would be constructed of stucco <br />and shakes and that there would be brick. on the entrance area. He stated the <br />buildings would have stucco and shakes on all four sides. .Mr. Cave indicated <br />there would be one vehicle entrance on Rice and one entrance on Transit to <br />serve the property. <br />
