He felt it would be good to have the students all on canpus and that it <br />would actually reduce the traffic because of less need for buses and cars. <br /> <br />Mr. Di.IDlgren indicated that the location of the tennis courts should be examined <br />nore closely. <br /> <br />Recomrendation <br /> <br />Mr. Mastel IIDVed and Mr. G. Joynson seconded, that the Corrmission recomrend <br />approval of Northwestern College request for special use permit and variance <br />to. parking requirenent at 3003 Snelling Avenue with the fo11ewing conditions: <br /> <br />1. 'Ihat the proposed location of the tennis courts be re-examined. <br /> <br />2. 'That a study be conducted by the awlicant to determine if the <br />sani tary sewer line 10caterl in Lydia Avenue is large enough to handle the <br />needs of the proposed developrent. <br /> <br />Roll Call, Ayes: <br />V. Johnson, SiIrons, Cushing, Dressler, Mastel, Rukavina and <br />None. <br /> <br />Planning File 1181 - 'Ihomas Wi1lmus request for variance to floor area ratio <br />at 2500 Cleveland <br /> <br />Presentation <br /> <br />Mr. Di.ID1gren indicated there is an existing 20,000 square foot building on the <br />property and that the applicant proposes to construct an additional 20,000 <br />square feet. Mr. Dahlgren stated that the maximum floor area ratio in the I-l <br />zone is .3 and that the proposed development is .36 which necessitates the <br />variance request. <br /> <br />Mr. John Daubney, attorney representing the applicant, indicated that he had <br />noted in Mr. Dahlgren's report that additional over story trees should be <br />included in the landscape plan. <br /> <br />Mr. Daubney indicated that the applicant was willing to conply with that request. <br /> <br />Mr. V. Johnson asked if the applicant had been in contact with the Rice Creek <br />Watershed District. <br /> <br />Mr. Mike Rich, engineer representing the applicant, indicated that they had nade <br />the initial contact with the Watershed District but had received no response at <br />this tine. <br /> <br />Ibrothy Hardy, representing Holiday Inn, located to the north, indicated that <br />they had to provide ponding on their property as required by the Rice Creek <br />Watershed District and she felt that part of the drainage on their property was <br />coming from the Wi1lmus property. She asked hew Mr. Willmus planned to handle <br />the water from his property. <br /> <br />After considerable discussion regarding the drainage of the property, Mr. Daubney <br />suggested that perhaps the Commission nay want to continue the~ ~pplication until <br />sone of the questions could be resolved. <br />
