Johnson IIDved and Mrs. Cushing seconded, that the Conmission recoIl1IEl1d <br />approval of Michaels Brothers request for rezoning from R-1 to R-2 and pre- <br />liminary plat at 2416 Iexington Avenue with the condition that an additional <br />16.5 feet of right-of-way be dedicated for Lexington Avenue and that a 20 foot <br />tlti1i ty easerrent be provided between Lots 2 and 3, Block 1. <br /> <br />Mr. Sirrons indicated that he would vote no on the IIDtion. He did not feel that <br />it offered the controls necessary and that a planned unit developrrent would be <br />a better approach. <br /> <br />Mr. Rukavina indicated that he favored the IIDtion. He stated he would favor the <br />sale of the individual duplex units. Mr. Rukavina indicated that perhaps the <br />people could explore various a1 ternati ves with the developer. <br /> <br />Mr. v. Johnson comre1'1ted that he felt the burden was on the developer and not on <br />the people. Mr. V. Johnson indicated that he felt it was a residential neighbor- <br />hood and that it would be poor planning to place R- 2 into the area. He felt <br />that the residents in the neighborhood have a right to the security of keeping <br />the rezoning as it is. <br /> <br />Mr. Rukavdula indicated that all of tiE rrenbers of the Cornnission were concerned <br />about the development and the surrounding neighborhood. He felt that the <br />Corrmission rrenbers differed on their approach to the solution of the problem. <br /> <br />Roll Call, Ayes: G. Johnson, Cushing, Mastel and Rukavina. Johnson. <br /> <br />Planning File 1179 - Zekeriya Yargici request for division of lot at 1219 Oakcrest <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated that the applicant proposes to divide his lot into one <br />lot of 8,066 square feet and another lot of 6,619 square feet. He noted that <br />the minimum square footage for an interior lot is 11,OOO square feet. <br />Mr. Yargici indicated that they had purchased the house with the idea of expand- <br />ing, but found that it was too expensive. He stated that they then decided to <br />apply for the division of lot and build a new home and attach it to the existing <br />garage on the lot. The existing hone on the other lot would be rented or sold. <br />He felt that the new house would beautify the area. <br /> <br />Discussion <br /> <br />Mr. G. Johnson inquired if there was a foundation under the existing garage. <br />Mr. Yargici indicaterl there eas. <br /> <br />William Richardson, 1236 Oakcrest, indicated that the garage does not have a <br />foundation and felt thenE!W lot would be very narrew. <br /> <br />Dorothy Cook indicated that she was very much opposed to the division. She <br />stated she IIDved to Rosevi11e because of the bigger lots and that this would <br />create two very srra11 lots. <br /> <br />Lawrence Nagel, 2560 Femwcx::xi, asked why the City has regulations requiring <br />11,000 square foot lots if we are going to approve 6,000 square foot lots. <br />He indicated that an atterrpt is being rrade to nake four lots out of what was <br />originally two. He stated he opposed the division. <br />
