'!he applicant is also requesting that the right-of-way to the
north of his property be vacated. He further explained that there is currently a cul
de sac on the west side of the property and that an additional cul de sac would have to
be built on the east side of the property to accC>It1t'()(jate that split. Mr. Honchell then
explained that there were various conditions requested should this be approved by the
Conmission. He explained that the cul de sac on the west side of the property was under
a ten year easenent which had expired, therefore, a portion of Lots 17, 18, 19 and 23 in
Block 2, Rolling Green Subdivision and Parcels 1 and 2 of the Widerski property would
have to be deeded to the City. In addition, the north 20 feet of Parcels 1 and 2,
Widerski property, would need to be dedicated as a utility easenent so that water and
sewer could be run to the new parcel. He also indicated. that a pennanent utility ease-
ment be retained over that portion being vacated, and that the western Wagner cul de sac
on the eastern side of the property be petitioned for. Additionally, he indicated that the
sanitary sewer and water utilities would need to be extended along Wagner to Western Avenue.

Mr. Hanchell further explained that the other option would be to obtain right-of-way
dedication on the northern portion of the subject property and extend Wagner Street
through to westerno

V. Johnson asked if it would be better for the road to run through to Western.

Mr. Honchell indicated that this would eliminate the cuI de sac and may be better in
general.

Mr. Dahlgren indicated that it would be siIrpler to extend the street, except he noted
that th= current Widerski house is in this right-of-way and would have to be torn down
before the street could be extended.

V. Johnson asked if the street could be delayed until after the house was tom down and
a new house was built.

Mr. Honchell indicated that yes, this would be possible 0
