<br />-2- <br /> <br />Discussion <br /> <br />Mr. Mastel inquired what type of offices would be in the building. <br /> <br />Mr. Bemu indicated that he was not sure who the tenants would be in this btri,lding <br />but that Group Health and Control Data are some of the tenants in their other recently <br />carpleted office buildings. <br /> <br />Mrs. Rarick, 1624 County Road B, stated that she would like to have rrore landscaping <br />on the southern portion of the property along County Road B. <br /> <br />Mr. Bemu indicated that a revised landscaping plan is being conp1eted and that there <br />will be IIDre landscaping materials provided, including along County Road B. <br /> <br />Mr. Rukavina inquired if any effort had been made to share a driveway with the Last <br />Frontier Restaurant. <br /> <br />Mr. Bemu responded that it had been, but that they were not interested in sharing a <br />drive. <br /> <br />Mr. Mastel indicated that a letter had been rece). ved from Dr. W. R. Blonberg of the <br />Foseville Family Clinic, located at 2215 Snelling, regarding the drainage on the property. <br /> <br />Recamendation <br /> <br />Mr. Rukavina IIDved and Mrs. Dressler seconded, that the Conmission recormend approval of <br />Rodney Bemu's request for special use permit at 1611 West County Road B with the fol1CM- <br />ing conditions: <br /> <br />1) 'Ihat the final Jlandscape plan be fipproved by the City Planner. <br />2) 'Ihat the final drainage plan be approved by the Public Works Director. <br /> <br />Roll Call, Ayes: Sirrons, Cushing, Dressler, Rukavina and Mastel. Nays: None. <br /> <br />Mr. Rukavina indicated that the City Council had recently approved another developrrent <br />plan with a condition that the landscaping bond be valid for three years with a <br />reduction in the arrount of the bond after each of the three growing seasons. He <br />suggested that the Council may want to consider a similar condition if Mr. Bemu' s <br />application is approved. <br /> <br />Planning File 1207 - ZiImerman Fealty and Watersedge Building Partnership request <br />for special use permi. t and variances to zoning ordinance at <br />1500 County Road B-2 <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated that the applicant proposes to construct an office building on <br />the northeast comer of Snelling Avenue and Highway 36. The building will be constructed <br />in two phases with each phase having 60,000 square feet. Phase 1 would be setback 80 <br />feet fran the high water line of ZiImerman Lake and Phase 2 would cone as close as 50 <br />feet to the high water line. '!he Shoreland Zoning Ordinance requires a setback of 100 <br />feet, therefore, a variance is being requested. <br /> <br />Mr. Dahlgren indicared that the applicant is also requesting a special use permit for <br />approval of the site plan in the B-l-B zoning district and a variance to the zoning <br />requirement that parking to serve the structure shall not be rrore. than 300 feet from <br />the structure. The proposal includes parking located 450 feet from the structure. <br />
