<br />-4- <br /> <br />Hr. Rukavina cormented that it was a beautiful site but that there was a lot of <br />parking. He stated that it would be nice if there could be parking counts taken <br />after the first phase is constructed to see if all the additional parking is required <br />for the second phase deve1oprrent. <br /> <br />Mr. Dahlgren coImEnted that he was a little concerned about the netal panels proposed <br />to be used on the exterior. He indicated that some buildings with panels are very well <br />done and others are not. <br /> <br />Mr. Richard Carlson, 2430 Arona, indicated that the entire western shore of <br />ZiImenran Lake is a bird nesting area that should be protected. <br /> <br />Mr. Mastel indicated that the shore land zoning ordinance will protect that area of the <br />shore. <br /> <br />Mr. Leonard Hall, 2440 Arana, stated that he would be concerned about an all white <br />netal building. He said he could live with a green or brCMIl color. <br /> <br />He indicated that he approved of the project and felt this was the best plan that <br />he has seen. He was concerned about the traffic and felt that a traffic signal may <br />be needed at the Snelling Avenue exit ranp onto County Road B-2. <br /> <br />Mr. Daniel Skon, 2470 Arona, also e:xpressed concern about traffic and asked if there <br />would be only one entrance into the site. <br /> <br />Mr. Van Wonrer confirme1 that there would be only the one entrance and exit to <br />serve the developnent. <br /> <br />Mr. Honchell indicated that although Snelling is a State Highway and County Road B-2 <br />is a County street, the state and county would probably look to the City for furnishinS <br />the funds for any traffic signal. <br /> <br />Mr. Hall asked if the developer could pay for the lights. <br /> <br />Mr. Honchel1 indicated that it could be a condition of the special use permit. <br /> <br />Mr. George Daly, 1523 County Road B-2, voiced concern about the traffic situation. <br /> <br />Mr. Van Worner indicated that although the applicant does not want to pay for the cost <br />of the traffic study, that they could send a letter to the State requesting a traffic <br />study be made to determine if traffic signals are necessary. <br /> <br />Mr. Sirrons asked what arrangenents had been made for providing for traffic controls <br />on Fairview when the LaBE11es developnent was approved. <br /> <br />Mr. Honche11 indicated the developer had a condition placed on his approval that he <br />pay $20,000 to the City for traffic irrprovements. '!hat figure was equal to the cost <br />of a temporary signal. <br /> <br />Mr. Dahlgren asked if the applicant was anticipating using earth tone colors or white <br />for the exterior metal panels. <br /> <br />Mr. Rafferty responded that a final decision had not been made on the color but that <br />it would not be reckless and would be in keeping with the neighborhood. <br />
