Nays: <br />None. <br /> <br />Planning File l2l3 - Sam Cave request for rezoning from R-l to R- 2 and R-4, <br />special use pe:rmit and preliminary plat at 2496 Fairview, <br />l754 Brooks, l742 and 1753 Bruce and 2480 thru 2496 Wheeler <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated that Mr. Cave owns the five acre vacant parcel north of <br />the Fairview Hills Addition and several vacant lots in the Fairview Hills Addition. <br />Mr. Cave proposed to plat that property into 9 single family hone lots, 9 duplex <br />lots and 2 triplexes. Mr. Dahlgren indicated that there are presently 18 hones <br />in the area which are served by one entrance to Fairview Avenue on Bruce. He <br />stated that if the vacant area is developed, Wheeler Street should be put through <br />to Oakcrest and thus provide another access to service the area. <br /> <br />Mr. Dahlgren indicated that the horreowners in the Fairview Hills Addition have in <br />the past considered the possibility of selling their property for cororrercial use. <br />He stated that if this were to happen, it would require the approval of all of the <br />neighbors and it was strictly a choice of whether or not they wanted to do it. <br /> <br />Mr. Cave indicated that when he purchasEd the 5 acre vacant parcel, he intended to <br />use it for residential use. He stated that he has done what he could to make the <br />5 acres available for corrmercial use but has had no success. He indicated that <br />the reason for the proposed R-4 zoning on Fairview was not to squeeze in rrore units, <br />but to have only one driveway onto Fairview Avenue. He also indicated that he plans <br />to sell each unit of the duplexes ana. the triplexes so that there would be no <br />rental property. <br />
