<br />-4- <br /> <br />Discussion <br /> <br />Mr. Rukavina asked what Mr. Cave's feelings were regarding constructing Wheeler <br />through to Oakcrest. Mr. Cave indicated that this was proposed at the suggestion <br />of the City staff and that actually it would cost him rrore ITOney to do so. However, <br />he felt it was the best thing to do. <br /> <br />Mr. John Weiss, 1776 Bruce, asked what the special use permit was for. <br /> <br />Mr. Dahlgren responded that the special use relates to the planned unit develop- <br />ItEIlt which is proposed for the triplexes on Fairview Avenue. '!his is necessary <br />since each of the triplex units does not have frontage on a public street. <br /> <br />Mr. George Kuhl, 1764 Brooks, asked what ~ price of the duplexes would be. <br /> <br />Mr. Cave indicated that the units he has constructed on Woodbridge Street near <br />Rice were approximately $65,000 for each unit in the duplex. He stated that the <br />cost of the proposed units would be similar. <br /> <br />Mr. Ibnald Mavey, l784 Bruce, asked what size lot is required for double houses. <br /> <br />Mr. Dahlgren indicated that the minimum lot size is ll,OOO square feet in area and <br />85 foot of frontage. <br /> <br />'!he resident at 2490 Beacon asked if the approval of this request would cost the <br />people already living in the area anything. <br /> <br />Mr. Honchell indicated that Beacon and Bruce Streets would not need to be irrprovcii <br />and, therefore, there would be no expense for those existing hones. Mr. Honchel.l <br />stated that the CMners of lots 2, 3 and 4, Block 2, on the south side of Brooks <br />Avenue would be assessed for the iroproveIrent of Brooks. He indicated that the <br />approximate cost for the street improverrent for these three lots under present <br />Council policies would be approxima.tely $900 per lot. <br /> <br />Mr. John Weiss asked what the price of the single family hones would be. <br /> <br />Mr. Cave indicated that he didn't think there would be any single family horres <br />built that would cost less than $80,000. <br /> <br />Mr. Honchell indicated. that all drainage for the property to be developed would <br />have to be acconm:rlated by the developer. <br /> <br />Mrs. Pagent, 1771 Bruce, felt it was wrong to put the R-2 zoning up against the <br />single family hones on lots I. and 8, Block 2. <br /> <br />Mr. George Kuhl stated that the Corrmission could plainly see that the neighbor- <br />hood had coree out in force to the public hearing. He stated that they were very <br />concerned about the proposed rezoning from R-l to R-2 and R-4. He indicated that <br />the neighbors like the neighborhood as single family. They bought their hOlIes as <br />single family and feel it is a nice quiet area. Mr. Kuhl asked if sidewalks were <br />required for the residential developrrent. <br /> <br />Mr. Honchell indicated they were not. <br />
