Johnson IIDVed arrl Mr. Rukavina seconded, that Tieso & Stevens request for <br />rezoning from R-l to B-1 at 1840 I.exington Avenue be continued until the January 2, <br />1980 Planning Conmission rreeting and that the applicant submit the suggested docurrent <br />relating to the restrictions on the use of the property. Roll Call, Ayes: Mastel, <br />Rukavina, Simms, Cushing, G. Johnson and V. Johnson. Nays: Dressler. <br /> <br />Mr. Rukavina asked that the City Attorney prepare a ITE1ID for the Planning Comnission <br />prior to the next ITeeting explaining the restrictions as proposed by the applicant. <br /> <br />Planning File 1238 - Brookings teveloprrent, Inc. request for special use pemit at <br />1925 West Perirreter Road <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated that the applicant proposes to construct a ~can Restaurant <br />on the northeast corner of Prior Avenue and West Perirreter Road. Mr. Jim Merila, <br />representing the applicant, indicated that the site was selected because of the com- <br />patibili ty with the other restaurants in the area, the proximity of the Rosedale Shopping <br />Center and the accessibility. He stated that construction was scheduled to start this <br />fall and the restaurant open in the Spring of 1980. <br /> <br />Discussion <br /> <br />Mr. Mastel asked if there was any information available about the parent company. <br /> <br />Mr. Bruce Newton, representing the applicant, indicated that the parent conpany was <br />W. R. Grace, which owns the shipping conpany and also various other companies. The <br />1978 net incorre of W. R. Grace was $1,400,000,000. Mr. Sirrons indicated that he felt <br />there could have been SOTIB other varieties of landscaping materials used which would <br />have been m::>re compatible with the Mexican architecture. <br /> <br />Recomrendation <br /> <br />Mr. Mastel roved and Mrs. Cushing seconded, that the Corrmission recornrend approval of <br />Brookings Developnent, Inc. request for special use permit at 1825 West Perirreter Road. <br />Roll Call, Ayes: Mastel, Rukavina, SiIIDns, Cushing, Dressler, G. Johnson and V. <br />Johnson. Nays: None. <br /> <br />Planning File 1239 - M::G:mgh Construction Company request for variance to rear yard <br />setback at 2711 Fairview Avenue <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated that there are currently two buildings on the site which were <br />constructed prior to the adoption of the zoning ordinance in 1959. One of the buildings <br />is located 10 feet from the rear yard property line which was allowed at the tirre of <br />construction. '!he applicant proposes to construct a new addition which will connect the <br />two buildings and will also be set back 10 feet from the rear yard property line. The <br />current setback requirerrent is 20 feet and, therefore, the applicant is requesting the <br />variance. A drainage study previously completed by the City calls for a 10 foot storm <br />water easerrent along the west property line. <br /> <br />Mr. Drown indicated there was no on site ponding provided and that some tine in the <br />future the applicant may be required to provide pending either on the property or off <br />site. <br />
