Mr. Simons indicat~d that evening vicwin0s could produce a lot of cars and that maybe there should be a provision for additional parking. Mr. Lundquist indicated that the applicant would agree to a condition, that if it were determined additional parking were required, that it would be provided. Mrs. Dressler commented that she was still concerned about the intersection of Highway 36 exit and Minnesota Street. Mr. Sim~ns indicated he appreciated r1rs. Oressler's concern and suggested that the staff contact the Minnesota Highway DepartMent prior to the Council hearing on this request to see if they feel there are any potential problems at that location. Mr. V. Johnson indicated that he was concerned about the potential use of the property if themortuary were to discontinue operation. Mrs. Cushing indicated that she didn't feel any of the permitted uses in the B-1 zone would be a problem for that site. Mrs. Dressler indicated that she was opposed to the application because she did not feel the property should be rezoned to 8-1 anc because she was concerned about the traffic situation on the exit for Highway 36. Reconrnendation Mr. Rukavina moved and Mr. G. Johnson seconded, that the Commission recommend approval of Mueller-Bies Funeral Home, Inc. request for rezoning from R-l to B-1, special use permit and planned unit development at {},T' f'1innesota, \'Iith the following conditions: 1. That if it is detennined by the Cit,y that additional parking is required, the applicant shall apply for an amended s~ecial use permit for planned unit development and the Planninr Commission and City Council shall conduct hearings on the request. 2. That the use of the property be lim1ted to a funeral home. 3. That the width of the entrance drivc'.vay be increased to 18 feet. 4. That the additional riqi1t-of-way reotilred for the western portion of the circle of the cul-de-sac be dedicated by the applicant.
