<br />-2- <br /> <br />Mr. Shardlow stated that the applicant met with the neighbors in the residential <br />area and has indicated that the neiohbors favor the conversion. ~1r. Shardlow in- <br />dicated that the applicants and two.'contiguous neighbors have applied for the vacation <br />of street right-of-way on the east side of the church property. He stated that the <br />City staff recommends that the right-of-way not be vacated so that access could be pro- <br />vided to the property on the east, owned by the \4estbys and Fabyanskes, if and when they <br />should decide to plat additional residential lots. He sU9gested that the Commission <br />consider requiring the applicant to dedicate additional right-of-way required for the <br />street on the circle portion of the cul de sac. <br /> <br />Discussion <br /> <br />Mr. G. Johnson asked if the Commission should consider not rezoning the portion of the <br />property on which the former parsonage is located. <br /> <br />Mrs. Dressler indicated that she was concerned about the intersection of the exit from <br />Highway 36 and Minnesota Avenue. She felt there could be a traffic hazzard with the <br />increased traffic from the mortuary and asked which way funeral processions would go, <br />when leaving the mortuary. <br /> <br />Mr. Bies, Sr. indicated that they would more than likely go ,,'est to Dale Street B.nd there <br />would be a police escort with every orocession. <br /> <br />Mrs. Dressler commented that the vehicles exiting from Hi~h\lla.y 36 are not goinf' to be <br />expecting a funeral procession at that point and it could cy'eate a very dar,0erous <br />situation. <br /> <br />Mr. Bies, Sr. indicated that they did not see this as a problem. <br /> <br />Mr. Lundquist, architect representinn the aDplicant indicated that any si~n for t:,e <br />funeral home would conform to city standards. <br /> <br />Mr. Shardlow indicated that the planned unit development would prohibit the use of the <br />buildings for other uses. <br /> <br />Mr. Marvin Root, 2315 South Hill Drive, asked how many funerals there would be per \'!eek. <br /> <br />Mr. Bies, Jr. indicated there was no definite way to project the number, but he felt <br />there would be approximately one a week. <br /> <br />Mr. Simons asked if Minnesota Street was suitable for parkin~ of cars, if there was <br />overf1ow parking. <br /> <br />Mr. Drown commented that it was not. <br /> <br />Mr. Simons asked where overflow parking, if needed, would occur. <br /> <br />Mr. Lundquist indicated that he felt cars could be parked along the entrance driveway <br />which was 16 feet in width and that the applicant would be willing to extend the width <br />to 18 feet. <br /> <br />Mr. Shardlow commented that the 18 feet would be nore appropriate. <br />
