-3-

Mr. Don Bergthold, representing White Trucks, indicated that the proposed sign
will replace a plyon sign advertising IX:>dge Trucks which had been rem::>ved.

Recarmendation

Mr. Mastel roved and Mrs. CUshing seconded, that the corrmission reccmrend approval
of White Trucks request for variance to sign height, size and setback at 2845
IDng Lake Road. Roll Call, Ayes: Dressler, G. Johnson, Mastel, Rukavina, CUshing
and V. Johnson. Nays: None.

Planning File 1270 - Peter Connors request for variance to construct a garage
in front of the house at 3077 Fairview Avenue.

Presentation

Mr. Dahlgren indicated that the applicant proposes to construct a 24 x 26 foot
garage on the property. The existing hare is located on the extreme rear portion
of the lot. 'Ihe garage is propsed to be constructed in front of the hare and would
be setback approximately 14 feet fran the front of the neighbor's heme.

Mr. Dahlgren indicated that because the proposed garge would be setback further
than the line of the adjacent hanes, and because of the location of Mr. Connor's
bane at the rear of the lot, it would appear to be a reasonable variance.

Mr. Connor's indicated that because of the location of his house he felt the
proposed variance was very sensible.

Mr. Dahlgren indicated that no side yard setback variance is required because the
house is located in a 5 foot setback area. Mr. Rukavina cornrrented that he felt
the application made sense because it would be worse for the neighJ:x:>rs if the
garage were constructed as required by the code.

Recarmendation

Mr. Rukavina roved and Mr. Mastel seconded, that the Carmission reccmrend approval
of Peter Connor's request for variance to construct a garage in front of the
house at 3077 Fairview Avenue. Roll Call, Ayes: Dressler, G. Johnson, Mastel,
Rukavina, Cushing and V. Johnson. Nays: None.

Planning File l27l - William Olson rB:,IUest for variance to side yard setback and
to keep an existing garage in front of the house at 2478 Hamline
Avenue.

Presentation

Mr. Dahlgren indicated that the applicant has constructerl. a home on the lot which was
divided off fran the Horvath property in 1979. At that t:i..Ire the Planning Camnission
attached a conditioo. to lot division approval that the existing garage in front
of the house be rem::>ved fran the lot prior to the construction of the new hare.
The CoUttil did not attach that condition, hCMever, it is our understanding that
it was the council's intent that the garage be rem::>ved. It was not added as a
condition because the code would require the garage to be rerroved because it is
located in front of the house.
