Schmitt request for division of lot at <br />2073 North Hamline Avenue <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated the applicant who now occupies the home located at <br />the northwest corner of Hamline and Belmont Lane is proposing to divide the <br />lot into two lots. The existing lot has 103 feet of frontage on Hamline <br />Avenue and 160 feet of frontage on Belmont Lane. The existing home occupies <br />the easterly portion of the lot and will be located on a new lot with 103 feet <br />of frontage on Hamline and 84 feet of frontage on Belmont Lane. The remain- <br />ing westerly 76 feet would create a new developable lot with a depth of 103 <br />feet. Mr. Dahlgren further explained that while the new lots did not meet <br />the normal requirements or standards for lot size, it had been the policy of <br />the City in the past to consider lots with less than the prescribed frontage <br />and lot area, if such lots are reasonably in scale with lots in the area. <br />This would seem to be the case in this situation. <br /> <br />Discussion <br /> <br />In response to questions from the Commission, Mr. Schmitt indicated he had <br />no definite plans for the lot at this time, but had considered the possibility <br />of building a smaller house for himself on the new lot and selling his current <br />home. <br /> <br />Mrs. Cushing indicated the lot almost looked divided now when viewed, and <br />it didn't seem that this would be a big problem for the area. <br /> <br />Re commen dat i on <br /> <br />Mr. Mastel moved and Mrs. Dressler seconded, that the Warren H. Schmitt <br />request for division of lot at 2073 North Hamline Avenue be recommended for <br />approval to the City Council. Roll Call, Ayes: Cushing, Dressler, Mastel, <br />Matson, Moeller, Rukavina, Johnson. Nays: None. <br /> <br />Planning File 1306 - Solie-Westlund Partnership request for division of platted <br />lots at 2400-2402, 2401-2403, 2411-2413, 2419-2421 and <br />2420-2422 Brenner Court <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated about a year and one half ago the applicants had <br />platted Brenner Court and created seven residential lots, one of which was <br />occupied. The remaining of the property was zoned R-2 for two family dwelling <br />units. He explained that, as is the case with many two family dwelling units <br />today, the applicants are proposing to divde the lots so that each half of the <br />duplex may be sold as a single unit. He further explained one of the problems <br />with the development was there was a power line easement on the northerly 75 <br />feet of the platted area. This restricted development of structures on the <br />north side of the plat to some degree, and was especially bothersome where <br />lots 5 and 6 were concerned. Mr. Dahlgren pointed out to the Commission that <br />lots 5 and 6 had unusual lot lines proposed in an attempt to divide the lots <br />so as to give each half of the duplex approximately equal yard area. He <br />indicated he talked with the applicant and it had been suggested the applicant <br />attempt to get Northern States Power to agree to allow buildings under the <br />
