<br />Roseville Planning Commission Minutes <br />Wednesday, July 1,1981 <br /> <br />The July 1, 1981, regular meeting of the Roseville Planning Commission was <br />called to order by Chairman George Johnson at 7:30 P.M. <br /> <br />Members present: Cushing, Dressler, Mastel, Matson, Mbeller, Rukavina and <br />Johnson. <br /> <br />Members absent: None <br /> <br />Others present: Council liaison Al Kehr, Howard Dahlgren of Howard Dahlgren <br />Associates, Dave Drown and Jim Payne, staff. <br /> <br />Approval of Minutes <br /> <br />Mr. Rukavina moved and Ms. Dressler seconded, that the minutes of the meeting <br />of June 3, 1981, be approved. Roll Call, Ayes: Cushing, Dressler, Mastel, <br />Matson, Moeller, Rukavina and Johnson. Nays: None. <br /> <br />Planning File 1317 - Gerald LeMay request for preliminary plat at 360 West <br />County Road C <br /> <br />Presentation <br /> <br />Mr. Dahlgren explained that the property in question was a tract of land front- <br />ing on County Road C with a depth of 494.22 feet and a frontage of 244.74 feet. <br />He explained that the property is currently occupied by a single home and it is <br />proposed that it be divided into three lots; two of these lots with frontages of <br />85 feet with the third lot having a frontage of 74.74 feet. The center lot <br />would be the lot with the existing home. The City ordinance requires 85 foot <br />frontage and 11,000 square feet of land area; thus, the new lots created for <br />development of new single family homes would equal the 85 foot requirement, and <br />far exceed the lot area standard. Mr. Dahlgren noted that the Comprehensive Plan <br />calls for single family development at this location; and in addition, it <br />recommends that approximately the southern 2/5's of the lots in question be <br />ultimately acquired for park purposes. It would appear, however, that the City <br />is not in the position to acquire that portion of these lots at this time. The <br />development of the land as proposed, would not preclude the ultimate acquisition <br />of these properties, however. <br /> <br />Mr. Dahlgren further indicated that the County right-of-way on County Road C <br />would require that the applicant dedicate ten feet of right-of-way for County <br />Road C. He also noted that there is a large shed on the easterly lot as planned, <br />and indicated to the Commission that they may wish to question the applicant <br />in regard to the disposition of this shed. <br /> <br />Mr. Dahlgren pointed out that the application before the Commission was for a <br />preliminary plat and was surveyed so that the division is by metes and bounds <br />description. He indicated that the normal procedure is to plat parcels of 3 or <br />more divisions, thereby eliminating the necessity of lengthy metes and bounds <br />descriptions. <br />
