-5-

Mr. Rukavina asked what the applicant proposed in the way of signs.

Mr. Schroeder indicated that it was his current feeling there would be two
small signs constructed at the two entrance ways proposed that would indicate
the name of the development, but not any of the individual residents.

~1r. Rukavina asked if this could be done under the current City Codes.

Mr. Dahlgren indicated since this was a PUD, approval of two signs could be
done at this site.

Mrs. Dressler asked what the material of the buildings would be.
Mr. Schroeder indicated they would all be brick.
Mr. Johnson inquired as to the proposed handling of trash.
Mr. Schroeder indicated at the present time he felt each owner would handle his
own trash.

Mr. Matson indicated he thought a solution to this problem may be a common trash
area.

Mrs. Birch and Mr. Davenport, both spoke to their concerns with traffic which was
a problem in the area now and they felt it would be a worse problem with the
traffic from such a complex.

Mr. Dahlgren indicated that since this property was zoned B-1, it would likely
contain some sort of office building. He felt that this type of development was
the least intense and would provide the least amount of traffic in the area.

Mr. Schroeder indicated that since the residents were expected to! be professional
people, he did not feel that traffic would be a considerable problem. He did not
expect that this type of unit would cause a large rush of people at 4:30 or 5:00,
the normal quitting time. as would some other type of office structure.

Mr. Dahlgren indicated that since the staff had just seen this new proposal, he
really felt that more time was needed to examine the proposal, particularly as
the proposal called for two driveways. He indicated he would like to have a
chance to look at how these driveways related to other driveways in the area.
as well as have a chance to examine the drainage plans in more detail.

Recommendation

Mrs. Dressler moved and Mr. Rukavina seconded, the Planning Commission continue
the Harry Schroeder request for special use permit, (PUD) and preliminary plat
at 2500 North Hamline to the September 2, Planning Commission meeting. Roll Call,
Ayes: Matson, r~oeller, Rukavina, Dressler, Mastel, Johnson. Nays: None.

Planning File 1326 - Nordquist Sign (Super 8 Motel) request for variance to
sign ordinance at 2401 Prior Avenue

Presentation

~~.tR~h~gupreern 8inaicated the applicant was now nearing completion of construction
J'lotel WhlCh had been recently approved by the Planning Commission
