<br />Planning Commission Minutes <br />Wednesday, March 3, 1982 <br />-3- <br /> <br />Mr. Pope commented they were aware of these matters, and had provided for <br />access off the Highway 36 frontage road for their trucks when Fulham Street <br />could not be used. <br /> <br />Mr. Bruce Berg, 2363 Fulham, asked who would pay for the improvement of Fulham <br />Street. He stated he felt Hoffman should pay for it all. <br /> <br />Mr. Mastel asked what kind of benefit the residential property owners on Fulham, <br />such as Mr. Berg, received from the new street. Mr. Drown indicated that the <br />present street is in very poor condition, and that they would receive a new <br />street as the result of the upgrading. <br /> <br />Mr. Berg indicated it was to his disadvantage to build the street, because <br />there would be more traffic caused by the improvement. <br /> <br />Mr. Dahlgren indicated the discussion regarding the improvement of Fulham <br />would more properly occur at the improvement hearing. He suggested it <br />would be to the advantage of the homeowners to have the street constructed <br />at this time. <br /> <br />Mr. Brad Lemburg, representing Bonestroo engineering firm, located across <br />Fulham from the proposed development, indicated their firm supports the <br />proposed Hoffman plan and also favors the upgrading of Fulham Street. <br /> <br />Recommendation <br /> <br />Mr. Rukavina moved and Mr. Matson seconded that the Commission recommend <br />approval of Hoffman Electric Company's request for special use permit and <br />variances to side yard setback and sidewalk requirement at 2251 through <br />2295 TH 36, with the following conditions: <br /> <br />1. That the three-story office building be approved with the understanding <br />the applicant provide a revised parking plan prior to the March 8 Council <br />public hearing. <br /> <br />2. That the applicant will construct the sidewalk as required after the storm <br />sewer is constructed. <br /> <br />3. That the final drainage plans and plan for access on Fulham Street be <br />approved by the Public Works Director. <br /> <br />Roll Call, Ayes: Moeller, Cushing, Dressler, Mastel, Matson, Rukavina, and <br />Johnson. Nays: None. <br /> <br />Adjournment <br /> <br />Mr. Rukavina moved and Mr. Moeller seconded that the meeting be adjourned at <br />8:25 p.m. Roll Call, Ayes: Moeller, Cushing, Dressler, Mastel, Matson, <br />Rukavina, and Johnson. Nays: None. <br />
