<br />Planning Commission Minutes <br />Wednesday, March 3, 1982 <br />-2- <br /> <br />The variance to side yard setback is being requested to permit the construction <br />of an accessory storage building to within five feet of the north property <br />line. The required setback is ten feet. <br /> <br />The variance to the sidewalk requirement is requested because the storm sewer <br />has not been constructed around the property, and it would make more sense <br />to construct the sidewalk after the sewer is in place. Mr. Dahlgren indicated <br />that he did feel the sidewalk should be constructed at that time. <br /> <br />Mr. Pope, architect representing the applicant, reviewed the development plan. <br />He discussed the proposed storage building on the northern portion of the <br />property, and indicated the yard would be completely screened by masonary <br />wall. The entrances to the yard would have a solid gate which would complete <br />the screening. Mr. Pope stated the applicant has no problem with building <br />the sidewalk at a later time after the storm sewer is constructed. <br /> <br />Mr. Pope indicated the Hoffman firm originally planned a two-story office <br />building, but is reviewing the possibility of adding a third story if it <br />is economically feasible. Mr. Pope commented there is sufficient property <br />available to meet the parking requirements for the additional third story. <br /> <br />Discussion <br /> <br />Mr. Rukavina asked if the building would be sprinklered. Mr. Pope responded <br />they had not decided whether to sprinkle the building, but that all codes <br />would be met. <br /> <br />Mr. Moeller asked what material would be used in the construction of the <br />new storage building. Mr. Pope indicated it would be the same as the office <br />building. <br /> <br />Mr. Rukavina asked if the Commission should be considering a recommendation <br />for a two-story or three-story building. After discussion, it was concluded <br />that the Commission could approve a three-story building, and require the <br />applicant to provide a revised site plan showing the required parking for <br />the additional square footage of building, prior to the Council public hearing. <br /> <br />Mr. Drown indicated that Fulham Street is presently a three-ton road, and <br />that Hoffman would not be able to drive their large vehicles on it during <br />the Spring of the year. He also indicated that ponding is not provided on <br />the site, but may occur in an existing pond, located to the west. This will <br />require a storm sewer system to move the water from the site to that pond. <br /> <br />Mr. Drown indicated that Hoffman is petitioning for the upgrading of Fulham, <br />and also for the construction of the necessary storm sewer. <br />
