<br />Roseville Planning Commission Minutes <br />Wednesday, April 7, 1982 <br /> <br />The April 7, 1982 regular meeting of the Roseville Planning Commission was <br />called to order by Chairman Johnson at 7:30 p.m. <br /> <br />Members present: Rukavina, Dressler, Matson, ~1astel, Moeller, Cushing, and <br />Johnson. <br /> <br />Members absent: None. <br /> <br />Staff present: Council liaison Al Kehr, Howard Dahlgren, David Drown, <br />and Steve North. <br /> <br />Approval of Minutes <br /> <br />Mr. Rukavina moved and Mr. Matson seconded that the minutes of the regular <br />meeting of March 3, 1982, be approved. Roll Call, Ayes: Rukavina, Dressler, <br />Matson, Mastel, Moeller, Cushing, and Johnson. Nays: None. <br /> <br />Planning File 1362 - Hoffman Electric Company request for special use permit <br />and variances to side yard setback and sidewalk require- <br />ment at 2350 Fulham and request for variance to the <br />number of parking spaces required at 2251 through 2295 <br />TH 36, and 2350 Fulham. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated the Planning Commission and Council had previously <br />approved a special use permit, under the new B-4 zoning district, for con- <br />struction of Hoffman Electric Company's headquarters. Since that approval, <br />Hoffman has acquired the residential lot located on the northwestern portion <br />of property, and is applying for the same special use permit and variances <br />for that parcel. <br /> <br />The applicant originally proposed a two-story building, but is considering <br />three stories, if it is economically feasible. The two-story plan includes <br />168 parking spaces, whereas 162 spaces are required by ordinance. The <br />three-story plan provides 280 spaces, whereas 309 spaces are required. <br />The applicant is applying for the parking variance for the three-story <br />facility, if it proves feasible. <br /> <br />Mr. Dahlgren indicated the applicant has provided a summary of the employee <br />parking requirements, and it appears the 280 spaces provided for the three- <br />story building would meet their needs. <br /> <br />Mr. Dahlgren commented there is sufficient area on the property to provide <br />the 309 spaces required. He suggested the Commission could attach a condition <br />to the variance that if the parking were determined to be inadequate, the <br />additional required parking would be provided. Mr. North indicated the <br />Commission may want to consider the three conditions that were attached to <br />the approval of the original special use permit and variance request. <br />
