Planning Commission Minutes
April 7, 1982
-2-

Recommendation

Mr. Rukavina moved and Mr. Mastel seconded that the Commission recommend
approval of Hoffman Electric Company's request for special use permit and
variances to side yard setback and sidewalk requirement at 2350 Fulham,
and request for variance to the number of parking spaces required at 2251
through 2295 TH 36 and 2350 Fulham with the following conditions:

1) That a two or three-story office building is approved.

2) That the applicant will construct the sidewalk as required after
the storm sewer is constructed.

3) That the final drainage plans and plan for access on Fulham Street
be approved by the Public Works Director.

4) That if the applicant constructs a three-story building and the 280
parking spaces provided are determined to be inadequate by the City,
the owner shall provide the additional parking as required by the
ordinance.

Roll Call, Ayes:
Johnson. Nays:

Rukavina, Dressler, Matson, Mastel, Moeller, Cushing, and
None.

Planning File 1363 - Harry Schroeder request for preliminary plat at 2585
Hamline Avenue.

Presentation

Mr. Dahlgren indicated the Commission and Council had previously approved a
Planned Unit Development, proposed by Mr. Schroeder, for this property,
consisting of 8 buildings with a total of 28 office units. Mr. Schroeder
proposes to plat the property, and sell the individual office units. The
site plan is identical to that previously approved. Mr. Schroeder indicated
the platting is required because of a change in the way the financing will
occur.

Discussion

Mrs. Dressler asked how the landscaping would be maintained if the units are
purchased by individual owners. Mr. Schroeder responded the maintenance would
be paid by the Owners Association. Mr. Rukavina inquired how the garbage would
be handled. Mr. Schroeder indicated the individual office owners would daily
take their refuse to a small closet in the front of the office building, and each
evening, the refuse would be picked up. Mr. Dahlgren suggested the applicant
should provide a signage plan which indicates the exterior signs proposed for
the individual offices and the pylon sign.
