<br />Planning Commission Minutes <br />April 7, 1982 <br />-2- <br /> <br />Recommendation <br /> <br />Mr. Rukavina moved and Mr. Mastel seconded that the Commission recommend <br />approval of Hoffman Electric Company's request for special use permit and <br />variances to side yard setback and sidewalk requirement at 2350 Fulham, <br />and request for variance to the number of parking spaces required at 2251 <br />through 2295 TH 36 and 2350 Fulham with the following conditions: <br /> <br />1) That a two or three-story office building is approved. <br /> <br />2) That the applicant will construct the sidewalk as required after <br />the storm sewer is constructed. <br /> <br />3) That the final drainage plans and plan for access on Fulham Street <br />be approved by the Public Works Director. <br /> <br />4) That if the applicant constructs a three-story building and the 280 <br />parking spaces provided are determined to be inadequate by the City, <br />the owner shall provide the additional parking as required by the <br />ordinance. <br /> <br />Roll Call, Ayes: <br />Johnson. Nays: <br /> <br />Rukavina, Dressler, Matson, Mastel, Moeller, Cushing, and <br />None. <br /> <br />Planning File 1363 - Harry Schroeder request for preliminary plat at 2585 <br />Hamline Avenue. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated the Commission and Council had previously approved a <br />Planned Unit Development, proposed by Mr. Schroeder, for this property, <br />consisting of 8 buildings with a total of 28 office units. Mr. Schroeder <br />proposes to plat the property, and sell the individual office units. The <br />site plan is identical to that previously approved. Mr. Schroeder indicated <br />the platting is required because of a change in the way the financing will <br />occur. <br /> <br />Discussion <br /> <br />Mrs. Dressler asked how the landscaping would be maintained if the units are <br />purchased by individual owners. Mr. Schroeder responded the maintenance would <br />be paid by the Owners Association. Mr. Rukavina inquired how the garbage would <br />be handled. Mr. Schroeder indicated the individual office owners would daily <br />take their refuse to a small closet in the front of the office building, and each <br />evening, the refuse would be picked up. Mr. Dahlgren suggested the applicant <br />should provide a signage plan which indicates the exterior signs proposed for <br />the individual offices and the pylon sign. <br />
