The
northerly portion of the property is zoned B-3, and the southerly portion is
zoned R-2. The Mueller Bies firm already has a funeral home in Roseville,
west of Dale Street, on Minnesota. They propose to close that home because it
is difficult to reach after Minnesota Street was turned into a one-way.
Mr. Dahlgren indicated the funeral home is a low-intensity use, and would
appear to work well on the site.

Mr. Tom Dunwell, architect representing the applicant, indicated the building
has two chapels, each seating approximately 55 persons. He indicated they are
working closely with the City Engineering staff regarding filling over the
sanitary sewer line which crosses the northern portion of the property. The
parking lot and driveways will have concrete curbs, and any proposed signing
will meet the City requirements. Mr. Dunwell commented he felt the funeral
home would be a fine addition to the property and the community.

Discussion

Mr. Rukavina asked if the building would be sprinklered. Mr. Dunwell indicated
the applicant is considering the possibility of sprinkling the building.
