Planning Commission Minutes
June 2, 1982
-2-

Mr. Moeller asked if there were any specifics as to the proposed sign. Mr.
Dunwell stated they have not discussed specifics, but he assumed it would be
similar to the sign Mueller Bies has at their present location.

Mr. Wheaton, 2125 North Dale, indicated he lived directly across Dale from the
proposed development. He stated because of the heavy traffic on Dale, he already
has problems getting onto the street. Mrs. Wheaton, 2125 North Dale, indicated
she was not in favor of the proposal. She commented the funeral procession
should use County Road B, and not Dale Street.

Mr. Jerome Westkar, property owner located directly to the east of the proposed
development on County Road B, indicated he has a problem getting onto County
Road B, and he didn't feel all the traffic should be required to exit and enter
from B. Mrs. Cushing indicated she did not feel the traffic would be of
sufficient volume to cause a problem. Mr. Rukavina and Mr. Matson concurred.

Recommendation

Mr. Matson Moved and Mr. Rukavina Seconded that the Commission recommend approval
of Mueller Bies funeral home request for special use permit at 2130 Dale, with
the condition the development be constructed in accordance with plans dated
May 5, 1982 and June 2, 1982. Roll Call, Ayes: Dressler, Moeller, Rukavina,
Cushing, Mastel, Matson, and Johnson. Nays: None.

Planning File 1368 - Lexington Holding Company request for special use permit
at 1101 Larpenteur.

Presentation

Mr. Dahlgren indicated the applicant proposes to remove the existing gas station
on the northwest corner of Larpenteur and Lexington, and construct a new self-serve
station. The new station consists of a small structure under a large canopy.
Mr. Dahlgren indicated Mr. Margolis has submitted additional plans to the Commission
this evening.

Mr. Margolis indicated that only gasoline, cigaretts, and pop would be sold at the
station, and there would be no other sale of food. He also stated there would be
sidewalk constructed on both the Lexington and Larpenteur sides of the property.

Discussion

Mr. Matson asked if cars would be permitted to enter the station from the shopping
center parking lot, and if so, how the applicant proposed to handle that traffic.
Mr. Webber, representing Getty Oil, who will lease the station, indicated that
vehicles would be able to enter the station from the center parking lot. He
expressed confidence that the design was an excellent one, and that the traffic
flow would work well.
