<br />ROSEVILLE PLANNING COMMISSION MINUTES <br /> <br />Wednesday, November 3, 1982 <br /> <br />The November 3, 1982 regular meeting of the Roseville Planning Commission <br />was called to order by Chairman George Johnson at 7:30 p.m. <br /> <br />Members present: Moeller, Rukavina, Dressler, Mastel, Matson, and Johnson. <br />Cushing arrived at 7:35 p.m. <br /> <br />Members absent: None. <br /> <br />Staff present: Council liaison Al Kehr, Howard Dahlgren, David Drown, <br />and Steve North. <br /> <br />Approval of Minutes <br /> <br />Rukavina Moved and Matson Seconded that <br />6, 1982 be approved. Roll Call, Ayes: <br />Matson, and Johnson. Nays: None. <br /> <br />the minutes of the meeting of October <br /> <br />Moeller, Rukavina, Dressler, Mastel, <br /> <br />Planning File 1404 - Roseville Properties' request for variance to building <br />setback at 1995 County Road B-2. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated the applicant owns the office warehouse building at <br />1995 County Road B-2, and the office warehouse at 1955 County Road B-2, <br />which relates to Planning File 1405. <br /> <br />When County Road B-2 was constructed, an 80' right-of-way was dedicated, <br />rather than the normal 60'. Because of this extra dedication, the buildings <br />were allowed to be constructed 30' from the right-of-way, rather than the <br />required 40' setback. However, no variance was issued at the time, which <br />causes the buildings to be nonconforming. Thus, if the buildings are to <br />be expanded or substantially remodeled, a variance has to be obtained before <br />a building permit could be issued for such work. Although the owner proposes <br />no change in the property at this time, he does desire to correct this non- <br />conforming condition. <br /> <br />Discussion <br /> <br />Mr. Mastel asked what would happen if the application were denied. Mr. Dahlgren <br />responded that the buildings would remain as nonconforming uses. <br /> <br />Recommendation <br /> <br />Rukavina Moved and Cushing Seconded that the Commission recommend approval of <br />Roseville Properties' request for variance to building setback at 1995 County <br />Road B-2. Roll Call, Ayes: Cushing, Moeller, Rukavina, Dressler, Mastel, <br />Matson, and Johnson. Nays: None. <br />
