<br />Roseville Planning Commission Minutes <br />Wednesday, January 5, 1983 <br /> <br />The January 5, 1983 regular meeting of the Roseville Planning Commission was <br />called to order by Chairman George Johnson at 7:30 p.m. <br /> <br />Members present: Mastel, Cushing, Dressler, Matson, Hoel1er, Rukavina, and <br />Johnson. <br /> <br />Members absent: None. <br /> <br />Staff present: Council liaison Al Kehr, Howard Dahlgren, and Steve North. <br /> <br />Approval of Minutes <br /> <br />Matson moved and Rukavina seconded that the minutes of the regular meeting of <br />December 1, 1982 be approved. Roll Call, Ayes: Mastel, Cushing, Dressler, <br />Matson, Moeller, Rukavina, and Johnson. Nays: None. <br /> <br />Planning File 1413 - Roberts Construction, Inc. request for rezoning from <br />I-I to B-3 and variance to sign ordinance at 2465 <br />Fairview. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated Mr. Roberts proposes to rezone the property from I-I <br />to B-3. This would permit a retail computer store to be located in the <br />existing building. It is also proposed to construct a second pylon sign <br />on the property, which requires a variance. <br /> <br />Mr. Dahlgren indicated he had two concerns with the application: 1) The <br />parking lots are set back 5' from the property line on Fairview Avenue, and <br />15' are required. He suggested the parking lots be modified to set back the <br />required 15', and curb and gutter also be installed. 2) The proposed second <br />pylon sign, if approved, would be a precedent for additional signs in other <br />locations. Mr. Dahlgren suggested a possible solution would be to construct <br />the new pylon sign as proposed, and take the existing sign from the pylon and <br />place it on the building. This solution would meet all the code requirements. <br /> <br />Mr. Cliff Lund, representing Roberts Construction, indicated they would agree <br />to place the existing sign on the building; and, therefore, he requested the <br />application for variance to sign ordinance be withdrawn. Hr. Lund indicated <br />they would also have no problem adhering to the requirement for moving the <br />parking lots to their proper setbacks, and for constructing the required curb <br />and gutter. <br /> <br />Mr. North indicated Ramsey County has recently purchased la' of additional <br />right-of-way for Fairview Avenue. However, the master street plan calls for an <br />additional 6.5' of right-of-way on the west side of Fairview. He indicated the <br />applicant could apply to Ramsey County for a waiver of that required right-of-way. <br />
