<br />ROSEVILLE PLANNING COMMISSION MINUTES <br /> <br />WEDNESDAY, FEBRUARY 9, 1983 <br /> <br />The February 9, 1983 regular meeting of the Roseville Planning Commission <br />was called to order by Chairman George Johnson at 7:30 p.m. <br /> <br />Members Present: Matson, Dressler, Moeller, Cushing, and Johnson. <br /> <br />Members Absent: Mastel and Rukavina. <br /> <br />Staff Present: Council liaison Al Kehr, Howard Dahlgren, Dave Drown, and <br />Steve North. <br /> <br />Approval of Minutes <br /> <br />Matson Moved, Dressler Seconded, that <br />of January 5, 1983 be approved. Roll <br />Moeller, Cushing, and Johnson. Nays: <br /> <br />the minutes of the regular meeting <br />Call, Ayes: Matson, Dressler, <br />None. <br /> <br />Planning File 1414 - Carl Evers' request for division of lot at 2170 <br />St. Stephens. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated Mr. Evers proposes <br />corner of St. Stephens and County Road B. <br />78' wide, and contain the Evers' existing <br />would be 70' wide after dedication of 10' <br />County Road B. <br /> <br />to divide the lot on the northeast <br />The new lot on the north would be <br />home. The corner lot on the south <br />of additional right-of-way for <br /> <br />Mr. Dahlgren indicated the required lot frontage for interior lots is 85', and <br />corner lots, is 100'. He stated both proposed lots exceed the required square <br />footage. Mr. Dahlgren suggested the Commission may want to consider an option <br />of adding 4' to the corner lot, making both lots 74' in frontage. Mr. Evers <br />indicated he would not object to moving the property line the 4', except that <br />it would bring the lot line closer to their home and to the view from their <br />windows. <br /> <br />Discussion <br /> <br />Mr. Johnson suggested that perhaps the proposed new property line could be <br />moved 2' to the north. <br /> <br />Mr. Evers commented they intend to sell the southerly vacant lot for development <br />of a home, but that they intend to carefully control the type and location of the <br />new home. <br />
