<br />Planning commission Minutes <br />February 9, 1983 <br />-2- <br /> <br />Mrs. Cushing indicated, normally she would be concerned about the proposed <br />division because the lots are smaller than most others in the neighborhood. <br />However, because no neighbors have objected, and because the Evers plan to <br />carefully control the construction of the new home, she favored the proposal. <br /> <br />Recommendation <br /> <br />Matson Moved, Moeller Seconded, that the Commission recommend approval of <br />Carl Evers' request for division of lot at 2170 St. Stephens, with the <br />following conditions: <br /> <br />1) That 10' of additional right-of-way be dedicated on County Road B. <br /> <br />2) That the southerly lot shall have 72' of frontage, and the northerly <br />lot, 76' of frontage on Sto Stephens. <br /> <br />Roll Call, Ayes: Matson, Dressler, Moeller, Cushing, and Johnson. Nays: None. <br /> <br />Planning File 1415 - Thomas Willmus request for special use permit and division <br />of lot at 2807 Hamline. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated Mr. Willmus proposes to remove the existing gas station <br />on the southwest corner of Centennial Drive and Hamline Avenue, and construct <br />a two-story office building. As part of the development, it is proposed to <br />redesign the existing parking lot arrangement. The special use permit is for <br />a planned unit development, which, if approved, would require the development <br />to be constructed in accordance with the site plans. <br /> <br />The site plan also includes a 10,000 sq. ft. addition to the shopping center, <br />near the southwest corner. The total parking spaces for the office building <br />and expanded shopping center is 23 spaces short of the requirements. The <br />applicant's attorney has indicated they will provide a joint parking agreement <br />between the shopping center property and office building property to accommodate <br />that shortage. In addition, all parking spaces are designed for standard cars <br />at 9' width per car. The ordinance allows up to 50% of the required spaces to <br />be reduced for compact cars to a parking width of 8'. If provision were made <br />for the compact cars, the property could easily meet the parking requirements. <br /> <br />Mr. Dahlgren indicated the proposed office building would be an aesthetic <br />improvement over the existing gas station, and would also provide more tax <br />base in the City. <br /> <br />Mr. Dohn Daubney, attorney representing the applicant, indicated they are applying <br />for the division of lot because they want a separate mortgage for each parcel. <br />
