Planning Commission t~nutes
Wednesday, March 2, 1983
-2-

PLANNING FILE 1420 - Mueller-Bies request for special use permit at 2130 Dale.

Presentation

Mr. Dahlgren indicated the City had approved a special use permit in June, 1982,
for Mueller-Bies to locate their funeral home at this same location. However,
after the approval, it was discovered that the sanitary sewer, running through
the property, had a depression in the line which should be repaired and which
prohibited filling on top of the line.

Because of changes in the site plan and the fact that the special use permit has
expired, Mueller-Bies is now reapplying for the permit. The basic changes in the
site plan include moving the building 17' to the north, and revising the parking
plan for the site. Mr. Tom Dunwell, architect representing the applicant, showed
the Commission a revised landscape plan to accommodate the changes in the site plan.
He indicated the development requires 37 parking spaces, the previous plan provided
41 spaces, and the new plan provides 49 spaces. He commented this plan was an
improvement over the original proposal.

Discussion

Mr. Matson indicated he thought it was a good plan when originally approved, and
still felt the same.

Recommendation

Matson Moved and Rukavina Seconded, that the Commission recommend approval of
Mueller-Bies request for special use permit at 2130 Dale, with the following
con di ti ons :

1) That the site be developed in accordance with plans dated February 7, 1983,
and May 5, 1982.

2) That la' of additional right-of-way be dedicated for Dale Street.

Roll Call, Ayes: Moeller, Matson, Rukavina, Dressler, and Johnson. Nays: None.

Mr. George Johnson, whose term on the Commission is expiring, expressed his thanks
to the Commission members and his feeling of satisfaction after over II years of
serving on the Commission.

Adjournment

Rukavina Moved and Dressler Seconded, that the meeting be adjourned at 7:55 p.m.
Roll Call, Ayes: Moeller, Matson, Rukavina, Dressler, and Johnson. Nays: None.
