<br />PLANNING COMMISSION MINUTES <br />MAY 4, 1983 <br />-3- <br /> <br />following conditions: <br /> <br />1) That a public water main be constructed running through the southerly portion <br />of the Peck property from Alta Vista to Dale, and north on Dale to serve <br />properties on Dale. <br /> <br />2) That an easement for water and sanitary sewer be provided through the southerly <br />portion of the Peck property. <br /> <br />3) That the driveway for the home on the easterly lot be designed to allow access <br />to Dale Street in a forward direction. <br /> <br />Roll Call, Ayes: Berry, Wiski, Dressler, Johnson, Matson, Moeller, and Rukavina. <br />Nays: None. <br /> <br />PLANNING FILE 1426 - Roberts Construction request for division of lot and special <br />use permit for PUD at 2805 Fairview. <br /> <br />PRESENTATION <br /> <br />Mr. Dahlgren indicated Roberts Construction proposes to amend a Planned Unit <br />Development in order to divide a lot currently occupied by two office buildings <br />and a warehouse. The northerly portion of the lot is zoned limited business, and <br />contains two office buildings. The southerly portion is zoned Industrial, and is <br />occupied by a warehouse. Roberts Construction proposes to divide the land into <br />two parcels, separating the office structures from the warehouse. As there is only <br />one driveway serving the existing parcel, a permanent driveway easement would <br />be needed for the common access area. Also, water and sanitary sewer easements <br />need to be provided from the northerly piece through which services can be <br />extended to the southerly parcel. Mr. Dahlgren indicated there is no problem <br />with the division as long as appropriate documents are prepared and recorded <br />accommodating the common access conditions, providing for utility easements, <br />and providing for joint maintenance of the common access area. <br /> <br />RECOMMENDATION <br /> <br />Matson Moved and Berry Seconded that the Planning Commission recommend approval <br />of Roberts Construction's request for division of lot and special use permit for <br />PUD at 2805 Fairview, with the condition that the appropriate easement and <br />maintenance documents be prepared, and that they be reviewed by City Engineering <br />and Legal staff. <br /> <br />Roll Call, Ayes: Berry, Wiski, Dressler, Johnson, Matson, Moeller, and Rukavina. <br />Nays: None. <br />
