PLANNING COMMISSION MINUTES MAY 4, 1983 -6- proposed to be built on this property. The variances were approved, but the structure was not built. Roberts Construction is now proposing a very similar building on the same property, and is requesting variances which are less than those previously approved. Since the past variances have expired, Roberts Construction must reapply for the variances. The proposed front yard setback is 36 feet; the required setback is 40 feet. The proposed floor area ratio is .39; the required ratio is .30. DISCUSSION Mr. Rukavina expressed concern about the exterior appearance of the proposed structure. Roberts Construction had proposed to use brick on two sides of the building and painted block on 2 sides. Mr. Rukavina and Mr. Dahlgren were concerned that the proposed exterior treatment would give the building a "front" and a "back", which the City is trying to prevent. Roberts Construction indicated they were willing to work with City staff to develop an attractive exterior treatment. RECOMMENDATION Matson Moved and Moeller Seconded that the Planning Commission recommend approval of Roberts Construction's request for variances at 1948 County Road C, with the following conditions: 1) That Roberts Construction work out the details of the building's exterior wi th Ci ty staff. 2) That the development be constructed in accordance with plans dated March 2, 1983.
