<br />ROSEVILLE PLANNING COMMISSION MEETING <br /> <br />Wednesday, September 7, 1983 <br /> <br />The September 7, 1983 meeting of the Roseville Planning Commission was called <br />to order by Chairman Rukavina at 7:30 p.m. <br /> <br />Members Present: Moeller, Matson, Wiski, Berry, Dressler, Johnson, and Rukavina. <br /> <br />Members Absent: None. <br /> <br />Staff Present: Council Liaison Al Kehr, Howard Dahlgren, David Drown, and Ron <br />Moorse. <br /> <br />APPROVAL OF MINUTES <br /> <br />Berry Moved and Matson Seconded that the minutes of the regular meeting of August <br />3, 1983 be approved. Roll Call, Ayes: Moeller, Matson, Wiski, Berry, Dressler, <br />and Rukavina. Nays: None. Abstain: Johnson, because she was absent from the <br />meeting. <br /> <br />PLANNING FILE 1453 - Hertz-Penske request for special use permit and variances to <br />fence height, curb type, parking setback, and access drive <br />conditions at 2460 County Road C. <br /> <br />PRESENTATION <br /> <br />Howard Dahlgren indicated Hertz-Penske Truck Leasing, Inc. proposes to occupy and <br />improve the site for use for truck leasing operations. The applicant proposes to <br />install concrete curb for the entire site to be occupied. They are requesting a <br />variance from the curb requirement on the south end of the site, where they <br />anticipate expansion to the south in the future. They propose to construct an <br />asphalt curb here which would be removed at the time of expansion. <br /> <br />The applicant is also requesting a variance to parking setback between the building <br />and the right-of-way along Walnut and Eustis. Mr. Dahlgren indicated inasmuch as <br />the buildings are substantially set back from both of these streets, it would appear <br />reasonable to require only the 20-foot setback normally required for parking areas, <br />rather than the 40-foot setback. <br /> <br />The applicant also proposes to construct a 6-foot high chain link fence around the <br />entire site. The fence is proposed to be built within 10 feet of Walnut Street, <br />and contiguous to the right-of-way on Eustis Street. The ordinance requires a <br />40-foot setback for a 6-foot high fence. <br /> <br />The applicant also proposes to improve the northerly end of Eustis Street and to <br />utilize it as a private access drive to their property. The applicant would <br />maintain the street area used, although it is a public right-of-way. <br />
