<br />Planning Commission Meeting Minutes <br />September 7, 1983 <br />-2- <br /> <br />DISCUSSION <br /> <br />Rukavina raised a question regarding traffic problems. Dave Drown indicated he <br />sees no traffic problems, and no need for median cuts. <br /> <br />Rukavina inquired as to the current parking setbacks on the site. Mr. Dahlgren <br />indicated the current setbacks are nonconforming, since the site was developed <br />before the current requirements were adopted by the City. <br /> <br />Mr. Dahlgren indicated the landscaping plan meets with his approval. <br /> <br />Dave Drown indicated the site grading and drainage has not been resolved, but he <br />does not see any major problems. Mr. Drown also indicated the City and the <br />applicant need to work out an agreement regarding the use of Eustis Street as a <br />private drive. The agreement should set out who is responsible for maintenance <br />of the drive; it should state that the private drive is a temporary arrangement; <br />and it should set out who is liable for accidents occurring on the drive. <br /> <br />RECOMMENDATION <br /> <br />Matson Moved and Wiski Seconded that the Planning Commission recommend approval <br />of the special use permit for the operation of truck leasing facilities; approval <br />of the variance to the curb requirement along the south line of the property to <br />be occupied; approval of the variance to parking setback in the area between the <br />buildings and Eustis and Walnut Streets; approval of the variance to fence height; <br />and approval of the use of Eustis Street right-of-way for a private access drive, <br />subject to the following conditions: <br /> <br />1) That the drainage and grading be subject to approval by the City Engineering <br />Department. <br /> <br />2) That an agreement be entered into, between the City and the applicant, setting <br />out the terms of the use of the Eustis Street right-of-way as a private drive. <br /> <br />3) That the project be developed in accordance with plans presented on September <br />7, 1983. <br /> <br />Roll Call, Ayes: Moeller, Matson, Wiski, Berry, Dressler, Johnson, and Rukavina. <br />Nays: None. <br /> <br />PLANNING FILE 1454 - Harlen Jeppesen request for division of lot at 2203 Victoria. <br /> <br />PRESENTATION <br /> <br />Mr. Dahlgren indicated Mr. Jeppesen proposes to divide his existing lot to create <br />an additional lot for single-family lot purposes. The proposed lot is reasonably <br />in scale with those in the area, and is the only way in which the lot could now be <br />established in a reasonable way. <br />
