<br />ROSEVILLE PLANNING COMMISSION ~fINUTES <br /> <br />WEDNESDAY, FEBRUARY 1, 1984 <br /> <br />The February 1, 1984 regular meeting of the Roseville Planning Commission <br />meeting was called to order by Chairman John Rukavina at 7:30 p.m. <br /> <br />Members present: Dressler, Johnson, Moeller, Wiski, Berry, and Rukavina. <br /> <br />Members absent: Matson. <br /> <br />Staff present: Council liaison Al Kehr, Howard Dahlgren, Charles Honchell, <br />and Steve North. <br /> <br />APPROVAL OF MINUTES <br /> <br />Mrs. Dressler Moved, and Mr. Moeller Seconded, that the minutes of the regular <br />meeting of January 4, 1984, be approved. Roll Call, Ayes: Dressler, Johnson, <br />Moeller, Berry, and Rukavina. Nays: None. Abstain: Wiski, because he was <br />absent from the meeting. <br /> <br />PLANNING FILE 1482 - Al Kehr request for rezoning from R-l to R-2, preliminary <br />plat, special use permit for planned unit development, <br />and variance to density limits at 674 County Road C. <br /> <br />PRESENTATION <br /> <br />Mr. Dahlgren indicated the proposal is to rezone a <br />to R-2 for the development of 13 townhouse units. <br />planned unit development, with a private driveway. <br /> <br />1.55 acre parcel from R-l <br />The project would be a <br /> <br />The driveway deadends at the southeast corner of Mr. Kehr's property. The Fire <br />Department indicates the deadend does not meet the code requirement for pro- <br />viding turnaround area for fire vehicles. Mr. Dahlgren indicated it had been <br />suggested to Mr. Kehr he obtain the approval of the property owners to the east <br />to extend his private driveway through to Dale Street. This would eliminate the <br />concern about the deadend driveway, and would also permit the other property <br />owners to seek rezoning and construct to\mhouses along the driveway. Of the <br />three property owners, one had signed a petition agreeing to such a roadway. <br />The 1.55 acres would permit a density of 12 units; and therefore, a variance <br />to permit the 13th unit is requested. <br /> <br />Dan Klecker, representing Pope Architects, indicated the townhouses would <br />be two-story with exteriors of brick, stucco, and wood. He stated the <br />units are good-sized, and that landscaping would be installed, including <br />berming along County Road C. <br />
