ROSEVILLE PLANNING COMMISSION MINUTES

WEDNESDAY, MARCH 7, 1984

The March 7, 1984 regular meeting of the Roseville Planning Commission meeting
was called to order by Chairman John Rukavina at 7:30 p.m.

Members Present: Moeller, Johnson, Matson, Wiski, Berry, Dressler, and
Rukavina.

Members Absent: None.

Staff Present: Council liaison Al Kehr, Howard Dahlgren, David Drown, and
Ron Moorse.

Approval of Minutes

Berry Moved and Moeller Seconded that the minutes of the regular meeting
of February 1, 1984 be approved. Roll Call, Ayes: Moeller, Johnson,
Wiski, Berry, Dressler, and Rukavina. Nays: None. Abstain: Matson,
because he was absent from the meeting.

Planning File 1482 - Al Kehr request for rezoning from R-I to R-2, preliminary
plat, special use permit for Planned Unit Development,
and variance to density limits at 674 County Road C.

Presentation

Mr. Dahlgren indicated the proposal is to rezone a 1.55 acre parcel from R-l
to R-2 for the development of 13 townhouse units.

Robert Pope, the project architect, indicated the plan has been modified to
provide a wider bulb at the curve of the roadway for a fire vehicle turnaround.

Rukavina asked whether the turnaround had been reviewed by the Fire Department.

Mr. Kehr indicated he had presented the turnaround proposal to the Fire Marshal,
but has not received a response regarding the turnaround.

Mr. Pope indicated the turnaround alternative developed by City staff, enlarging
the paved area at the curve, would be acceptable. Rukavina indicated the turn-
around alternatives appear worthy of consideration. Mr. Pope indicated the
Insurance Service Office has indicated an 8-inch water main provides sufficient
water supply for firefighting without a sprinkler system in the buildings.

Wiski asked whether a reciprocal roadway easement agreement has been worked out.
