Planning Commission Meeting
-5-

Mr. Wiski indicated $560,000 would add about $4,500 to the average cost per
unit.

Mr. Elness indicated most units above the first residential floor will have
external balconies.

Mr. Hauge of Lyngblomsten indicated 90% of service deliveries will be made
with their own vehicles - maxi vans.

Mr. Elness indicated dumpsters will be located inside the building at the
garage level.

Mr. Drown indicated the increase in stormwater runoff, compared to the
total current volume in the area, would be negligible.

~1r. E1ness indicated the height distance from the
peak of the roof on the eastern wing is 29 feet.
impact of the height is diminished because of the

3rd floor ceiling to the
He indicated the actual
sloped roof.

Mr. Smith indicated the height of the Roseville Professional Building is 86
feet, including the mechanical equipment. The height of the western portion
of the proposed building is 84 feet.

Mr. Smith indicated the price range for the proposed units lS $64,000 to
$120,000.

Mr. Smith indicated the Fire Marshal had approved of the building's fire
protection capabilities. The building would be fully sprink1ered.

Mr. Dahlgren commented on the alternate siting of the building, (with the
tallest wing moved to the north). He indicated the advantages would be:

1) The entrance would be oriented to the southwest, rather than the northwest.

2) The taller portion would be further removed from the neighbors.

Mr. Dahlgren indicated a disadvantage may be that the residents in the tall
wing would be oriented toward County Road B, rather than the park.

Mr. Dahlgren indicated the feasibility of the alternative is tied to its
economic feasibility which can only be addressed by the applicant.

Mr. Elness indicated he had addressed this issue earlier in describing the
soil conditions and cost of piling the entire building.

Mindy Greiling, representing the League of Women Voters, indicated the League
supports the provision of housing for all ages and income levels.

Dressler indicated she has been opposed to the project from the beginning.
She felt the benefits do not outweigh the impact on the neighborhood.
