<br />Planning Commission Minutes <br /> <br />-7- <br /> <br />Planning File 1514 - Ed Flaherty request for variance to rear yard setback <br />and driveway setbacks at 1925 Lexington. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated the applicant is requesting a two foot variance <br />to rear yard set back to enable the construction of an addition to the <br />existing service bay areas. The driveway setback variances are to bring <br />the existing driveways into conformance with City Code. <br /> <br />Mr. Dahlgren indicated the reason the variance is needed is that the legal <br />yard to the north is the rear yard although it serves as the side yard. <br /> <br />Mr. Dahlgren also indicated that 16.5 feet of additional right-of-way is <br />required along Lexington. Mr. Dahlgren suggested that 16 feet be requested <br />since existing curbing is at the 16 foot point. <br /> <br />Miles Lindberg, architect for the applicant, indicated that the applicant <br />objects to the dedication of the additional right-of-way. <br /> <br />Discussion <br /> <br />Matson asked about the dedication requirement. <br /> <br />Mr. Drown indicated it is the City's policy to require dedication 1n <br />variance situations. <br /> <br />Dressler suggested that if the City makes an exception here, it would <br />set a precedent. <br /> <br />Recommendation <br /> <br />Matson moved and Johnson seconded that the Planning Commission recommend <br />approval of Ed Flaherty's request for a 2 foot variance to rear yard set- <br />back at 1925 Lexington, with the following conditions: <br /> <br />1) That 16 feet of right-of-way be dedicated along Lexington. <br /> <br />2) That staff approves final drainage solutions. <br /> <br />3) That all plantings, flag poles, and curbingbe constructed or <br />relocated outside of the new right-of-way. <br /> <br />Roll Call, Ayes: Dressler, DeBenedet, Johnson, Matson, Moeller, and <br />Wiski. Nays: none. <br /> <br />Planning File ISl5 - Willmus Companies request for variance to front <br />yard setback at 2845 Hamline. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated the applicant is requesting a 10 foot variance <br />to front yard setback to bring the existing building into conformance <br />
