<br />Planning Commission Minutes <br /> <br />-6- <br /> <br />Roll Call, Ayes: Dressler, DeBenedet, Johnson, Matson, Hoeller, Berry, <br />Wiski. Nays: none. <br /> <br />At this point in the meeting, Commissioner Berry left the meeting <br />because of health reasons. <br /> <br />Planning File 1513 - Charles Maiwurm request for division of lot at <br />1766 Alta Vista Drive. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated the applicant proposes to divide his existing <br />single family lot to create two lots. Mr. Dahlgren suggested that <br />given the requirement of additional right-of-way dedication on Dale, <br />the proposed lot should be made deeper. He suggested that a lot with <br />a rcal dcpth of l55 feet would work, and would leave the existing lot <br />with a depth of 155 feet also. <br /> <br />Discussion <br /> <br />DeBenedet asked the applicant whether there was enough room on the north <br />side of his house for a 10 foot sewer easement. <br /> <br />Mr. Maiwurm indicated he did not know whether there was sufficient room <br />for the easement. <br /> <br />Wiski indicated he was concerned with creating new lots with driveways <br />on to Dale Street. <br /> <br />DeBenedet indicated he felt the City is creating a lot with unusual <br />sanitary sewer service and uncertain water service. <br /> <br />Mr. Dahlgren indicated the City cannot restrict access rights to Dale <br />Street. <br /> <br />Recommendation <br /> <br />Matson moved and Johnson seconded that the Planning Commission recommend <br />approval of Charles Maiwurm's request for division of lot at 1766 Alta <br />Vista Drive, with the following conditions: <br /> <br />1) That 10 fcet of right-of-way be dedicated along Dale street. <br /> <br />2) That the additional sanitary sewer assessment be paid upon sub division. <br /> <br />3) That a sanitary sewer service easement be dcdicated along the northerly <br />property line. <br /> <br />4) That the applicant petition for a public water service to serve this lot <br />and that the water service project be approved. <br /> <br />5) That any drive with access to Dale Street must be a turnaround. <br /> <br />Roll Call, Ayes: Dressler, Johnson, Matson, Mocller, and Wiski. Nays: <br />DeBenedet. <br />
