<br />Planning Commission Minutes <br /> <br />-9- <br /> <br />Recommendation <br /> <br />Johnson moved and Dressler seconded that the Planning Commission <br />recommend approval of Willmus Companies' request for 10 foot variance <br />to front yard setback at 2845 Hamline with the following conditions: <br /> <br />1) That the handicapped access walkway orient to the south and that <br />the second set of stairs be deleted from the plan. <br /> <br />2) That the sidewalk be constructed in its normal location (5 feet <br />westerly of the proposed location). <br /> <br />3) That the variance run only for the life of the structure. <br /> <br />Roll Call, Ayes: Dressler, DeBenedet, Johnson, Matson, t1oeller, and <br />Wiski. Ayes: none. <br /> <br />Planning File 1516 - Jeff Nielsen request for Division of lot and <br />variance to parking setback at 2045 Rice. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated the applicant proposes to divide the lot <br />through the middle of the proposed parking area to create two lots <br />with one structure on each lot using shared parking. He indicates <br />the variance is needed because the lot line will run through the <br />proposed parking area. The code requires a 5 foot parking setback. <br /> <br />Tom Dunwell, the project architect, indicated that sufficient parking <br />will be built for each structure to stand alone before the division <br />takes place. <br /> <br />Mr. Drown indicated there are drainage problems on the site, but there <br />are also solutions. Mr. Nielsen has agreed to petition for a storm <br />sewer project for the Rice Street area. <br /> <br />Mr. Dahlgren indicated cross easements for parking are essential here. <br /> <br />Recommendation <br /> <br />Matson moved and DeBenedet seconded that the Planning Commission <br />recommend approval of Jeff Nielsen's request for division of lot and <br />5 foot variance to parking setback at 2045 Rice, with the following <br />conditions: <br /> <br />1) That cross easements for parking be recorded at the time of the <br />lot division. <br /> <br />2) That the final drainage plan be approved by the City Staff. <br /> <br />3) That the development be completed as per plans dated 6/2l/84. <br /> <br />Roll Call, Ayes: Dressler, DeBenedet, Johnson, Matson, Moeller, and <br />Wiski. Nays: none. <br />
