Ayes: none.

Planning File 1516 - Jeff Nielsen request for Division of lot and
variance to parking setback at 2045 Rice.

Presentation

Mr. Dahlgren indicated the applicant proposes to divide the lot
through the middle of the proposed parking area to create two lots
with one structure on each lot using shared parking. He indicates
the variance is needed because the lot line will run through the
proposed parking area. The code requires a 5 foot parking setback.

Tom Dunwell, the project architect, indicated that sufficient parking
will be built for each structure to stand alone before the division
takes place.

Mr. Drown indicated there are drainage problems on the site, but there
are also solutions. Mr. Nielsen has agreed to petition for a storm
sewer project for the Rice Street area.

Mr. Dahlgren indicated cross easements for parking are essential here.

Recommendation

Matson moved and DeBenedet seconded that the Planning Commission
recommend approval of Jeff Nielsen's request for division of lot and
5 foot variance to parking setback at 2045 Rice, with the following
conditions:

1) That cross easements for parking be recorded at the time of the
lot division.

2) That the final drainage plan be approved by the City Staff.

3) That the development be completed as per plans dated 6/2l/84.

Roll Call, Ayes: Dressler, DeBenedet, Johnson, Matson, Moeller, and
Wiski.
