<br />Planning Commission Mh...Ltes-November 7, 1984 <br />Page 3 <br /> <br />Roll Call, Ayes: Berry, DeBenedet, Dressler, Matson, Moeller and Wiski. <br /> <br />Nays: None. <br /> <br />Planning File 1555 - William Muska request for variance at 1985 Oakcrest. <br /> <br />Presentation <br /> <br />Mr. Blais indicated that Mr. Muska is requesting approval of setback variances <br />to allow the construction of an accessory huilding on the non-conforming site. <br />The required front yard parking setback is 40 feet. The lot currently is <br />asphalted up to all property lines. The applicant has proposed to install a <br />15 foot landscape strip in the front of the building. The 15 foot setback <br />is what is required in a business district. TIlis may be reasonable, since this <br />area is planned for redevelopment to business uses in the future. Mr. Blais <br />indicated the issue here is to what extent the applicant should be asked to bring <br />the lot into conformance, to allow the accessory building. <br /> <br />Discussion <br /> <br />Dressler asked whether a sidewalk is required here. Drown indicated side\valks are <br />not required in an industrial zone unless the roadway is on a pathway route. This <br />site is not on a pathway route. Matson asked \vhether side and rear yard setback <br />variances are required in addition to the front yard setback variances. ~Ir. Blais <br />indicated they are all needed to bring the site into conformance. <br /> <br />Recommendation <br /> <br />Matson moved, and Johnson seconded that the Planninp: CO!11JT\ission recommend approval <br />of William Muska's request for 25 foot variance to front yard parking setback, 20 ft. var. <br />to rear yard parking setback, and 10 foot variances to sideyard parking setbacks at <br />1985 Oakcrest, with the following conditions: <br /> <br />1) That the project be constructed according to plans dated September 11, 1984. <br />2) That the variances to rear and sic!e vilrd ~arking setbacks run only until such <br /> time as additional developncllt occurs on the site. <br /> <br />Roll Call, Ayes: Berry, DeBenedet, Dressler, Johnson, Matson,Moe11er, and Wiski. <br /> <br />Nays: None. <br /> <br />Planning File 1556 - Marie Krietz request for division of lot at 991 Parker. <br /> <br />Presentation <br /> <br />Mr. Blais indicated the applicant is requesting a division of lot to create two single <br />family lots. He also indicated that other similar lots in the area have been similarly <br />divided. Mr. Drown indicated there are concerns regarding the drainage of this site. <br />
