The applicant' s representative <br />indicated the applicant concurs with Mr. Drown's concern. <br /> <br />Discussion <br /> <br />Matson asked whether the dedication of 30 feet of right-of-way for Burke Street <br />is required. ~1r. Drown indicated the dedication is needed for Burke, and that <br />other lots have dedicated the right-of-way. The applicant's representative <br />indicated this was not a problem. <br /> <br />Recommendation <br /> <br />Matson moved, and Berry seconded that the Planning Commission recommend approval <br />of Marie Krietz request for division of lot at 991 Parker, with the following <br />conditions: <br /> <br />1) That the grading and drainage plans be subject to Staff approval. <br /> <br />2) That 30 feet of right-of-way be dedicated on Burke. <br /> <br />Roll Call, Ayes: Berry, DeBenedet, Dressler, Johnson, Matson, Moeller and Wiski. <br /> <br />Nays: None. <br /> <br />Planning File 1557 - Walter Kohler request for varlance at 3070 Lexington. <br /> <br />Presentation <br /> <br />Mr. Blais indicated the applicant is requesting a variance to bring the lot into <br />conformance to allow the addition of a drive-up window to the existing Dairy Queen <br />restaurant. He indicated the lot is non-conforming, in that there is no poured-in- <br />place curbing at the edges of the parking areas. Mr. Blais also suggested the <br />driveways should be designated as one-way to improve circulation on the site. <br />Dan Smith, operator of the restaurant, indicated the lot sheet drains to the south, <br />so that a curb along the southern edge of the parking lot would interrupt drainage. <br /> <br />Discussion <br /> <br />Dressler asked whether there is more than enough parking on the site. r~r. Smith <br />indicated there is more than adequate parking. Dressler indicated the lot is <br />very stark. She suggested landscaping should be added at the front of the building, <br />since there is adequate room. Mr. Smith indicated he could not afford to add <br />landscaping at this time, but would be willing to do more in the future. Matson <br />asked the applicant whether he \vould object to making the driveways one-way in and <br />one-way out. Mr. Smith indicated he had no objections. Matson asked whether the <br />drive-up facility is necessary to remain competitive. Mr. Smith indicated it was <br />necessary. Moeller asked whether additional signage was proposed. Charles Anderson, <br />the general contractor, indicated a directional sign would be added, and that a <br />drive-up sign would be added to the existing Pylon sign. Mr. Dro\VTI indicated <br />directional signs can only be 4.5 square feet. Mr. Anderson indicated the signs will <br />
