<br />Page 6 <br /> <br />5) That the fencing plan for the proposed Daycare Center be <br />approved by staff. <br /> <br />6) That the number of parking spaces provided for the proposed <br />office building meet City Code. <br /> <br />Roll Call, Ayes: Berry, Dressler, Johnson, DeBenedet and Moeller. <br /> <br />Nays: None. <br /> <br />Planning File 1587 - Patrick Goff application for preliminary <br />plat at 1230 Rose Place. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated the applicant proposes to plat six lots for <br />six duplexes. The applicant also proposes to petition for the <br />construction of Rose Place along the southern edge of the property. <br />All the proposed lots meet requirements. Mr. Dahlgren suggested <br />Lot 5 fronting on Rose Place be narrower than the proposed 92 <br />feet, so that a house on Lot 6 could be built further from the <br />pond. <br /> <br />The Engineering staff recommends Rose Place be constructed easterly <br />to Dunlap because the cul-de-sac would be over the permitted 500 <br />feet. <br /> <br />Mr. Dahlgren also suggested the proposed driveways for the home on <br />Lot No. 3 be oriented so that the southerly driveway is not so long. <br />Mr. Goff indicated he agreed with Mr. Dahlgren's suggestion. Mr. <br />DeBenedet asked how long the cul-de-sac would be if Rose Place was <br />not extended to Dunlap. Mr. Drown indicated it would be over 1,000 <br />feet long. <br /> <br />Mr. Goff indicated each of the twelve units would be sold for <br />approximately $80,000 to $85,000. There will be a split level <br />design and a rambler design. <br /> <br />Mr. DeBenedet voiced concern about a previous duplex development in <br />the City, and asked if a developers agreement could be used to <br />assure that the buildings will be constructed as proposed. Mr. <br />Dahlgren indicated that the developers agreement would be a tool <br />that could be used. <br /> <br />Mr. Mertesdorf, owner of the adjacent trailer court, indicated he <br />has no use for the extension of Rose Place to Dunlap. He stated <br />it would just put more of a financial burden on him. Mr. Goff <br />stated that he did not care if Rose Place was extended to Dunlap. <br /> <br />Mr. Drown requested that the ponding area be shown on the plat. <br /> <br />Recommendation <br /> <br />Berry moved, Dressler seconded that Patrick Goff application for <br />preliminary plat at 1230 Rose Place be approved, with the <br />following conditions: <br />
