Page 7
Planning Commission Meeting
June 5, 1985

4. Development constructed in accordance with the plans submitted to the
city, dated 5/23/85.

Ms. Dressler stated she believed the sidewalk to be critical at this location,
and she suggested an amendment to consider the sidewalk issue separately.
Mr. Matson indicated that he would amend his motion to delete the sidewalk
variance subject. Ms. Berry, likewise, amended her second.

Mr. Moeller requested clarification of the city's pOlicy on further
commercialization of Lexington Avenue. Mayor Demos noted that a bank is
located further north of this site across Lexington Avenue, and this would
provide consistency of commercial development on both sides of the street. She
noted the council's policy is generally against further commercialization of
Lexington Avenue. She indicated that a Bridgemans was proposed for the site
some years past, and council chambers was filled with opposition. No
opposition was present to the current proposal.

Ms. Berry indicated that the proposed office made a good transition from the TV
shop to the south to the residents to the north, and she doubted whether the
site would develop in a single family residential.

Roll Call, Ayes: Johnson, Matson, Moeller, Berry, Dressler, Wiski

Nays: None

Other Business

Mr. Wiski noted that Mr. DeBenedet had last month requested a list of topics
the commissioners would like to have considered in the future.

Mr. Berry indicated she would like to discuss the number and frequency of
variances granted to parking requirements and signage. She noted concern over
the enforcement of the city code, particularly in regard to exterior storage at
gas stations and enforcement of screening requirements at Group W. She
specifically wanted the building inspector to investigate the Group W screening
requirements.

Mayor Demos indicated that previous councils erred in requiring the southeast
parking lot of Har Mar to be paved when it is not specifically needed. She
believed that granting the Christian Missionary Alliance Church variance to
parking requirement when they could demonstrate it was not needed made sense.

There was strong consensus among the commission members that there was a need
to review the parking ordinance pertaining to all uses.
