<br />pqe6 <br />Planning Commission Meeting <br />June 5, 1985 <br /> <br />Mr. Wiski asked what size of sign was proposed. Mr. Paul indicated he had no <br />specific dimension at this time. Mr. Dahlgren noted that the ordinance allowed <br />a seventy square foot sign in this zoning district. <br /> <br />Mr. Moeller noted that the proposed conference room includes space for 20 to 25 <br />people. He wondered if the proposed parking would adequately serve such a <br />large meeting room. Mr. Paul indicated that the conference room was only used <br />two to three times per year for their regional conferences, and that proposed <br />parking was sufficient even in that peak period. He noted that they only <br />employed five full time employees. <br /> <br />Mr. Matson noted that the applicant obviously had experience in business and <br />should know what their parking requirements are. <br /> <br />Ms. Dressler asked where the passway on Lexington Avenue was located. Mr. <br />Dahlgren indicated that the west edge of the pathway was located at the <br />existing property line and 33 feet from centerline of Lexington. <br /> <br />Mr. Drown indicated that the site was not currently served by storm sewer, and <br />that the applicant should be required to either petition the city to construct <br />a storm sewer to the Garden-Lexington intersection or agree to construct that <br />facility at their full expense. Mr. Drown further noted that the ordinance <br />requires construction of a sidewalk along Garden Avenue. Mr. Dahlgren noted <br />that if the church wishes to request variance to the sidewalk requirement, it <br />would require a separate meeting before the Planning Commission and Council in <br />the future. <br /> <br />Mr. Wiski noted correspondence received from Mr. & Mrs. Brown located at 1835 <br />North Lexington Avenue supporting the project and welcoming them to Roseville. <br /> <br />Mr. Sessing asked what the standards are for sidewalk construction in <br />Roseville. Mr. Drown indicated that six foot wide concrete facility would be <br />required on Garden Avenue. <br /> <br />Recommendation <br /> <br />Matson moved, Berry seconded that the Northwest District of the Christian and <br />Missionary Alliance Church request for rezoning from R1 to B1, variance of <br />parking space requirement from 26 to 17, variance to construct the sign within <br />six feet of the new right-of-way line on Lexington, and variance to sidewalk <br />requirement be approved subject to the following conditions: <br /> <br />1. Applicant be required to construct additional parking spaces if the <br />staff determined this was needed in the future. <br /> <br />2. Sign location and design be subject to staff approval. <br /> <br />3. Applicant petition for a storm sewer to serve the development. <br />
