Division of 80' lot for
duplex construction and rezoning from Rl to R2.

Presentation

Mr. Dahlgren pointed out that the Haggertys wanted to divide the 80' lot to
allow for construction of a duplex with a zero lot line. Additionally, the
applicant was requesting rezoning of the lot from R1 to R2. Mr. Dahlgren
pointed out that both lots would meet the minimum area requirements,
although the proposed lot would have 80' of frontage as opposed to the 85'
normally required. Mr. Dahlgren pointed out to the commission that the
City does allow the construction of duplex units scattered throughout the
City, where such developments are appropriate.

Discussion

Mr. Matson questioned why the lot could not be made 85'. Mr. Haggerty
responded that he wanted to maintain his current lot as it is. Mr.
DeBenedet questioned the Haggertys as to whether they would be building the
duplex on the property. Ms. Haggerty replied that they would not and they
would be selling the lot to an interested investor.

Mr. Wiski referenced his concern regarding the difficulties of access on
Lexington and asked whether the Haggertys would accept a single access
point to the property.

Mr. Matson questioned whether the single access point could be made a
condition on the rezoning and division of the lot.
