Roseville Planning Commission Meeting
September 4, 1985

P~e2

Discussion

Mr. Matson asked whether Mr. Hess will be looking at an 80 x 60 facility or a
70 x 80. Mr. Hess replied that he did not know until the drawings are
completely finished.

Mr. Matson then asked "Are you actually increasing employees and thus will
you need additional parking?" Mr. Hess replied that he wasn't and only a few
salesmen may be added at some future point in time.

Mr. DeBenedet asked whether the building does sit skewed as depicted on the
site plan. Mr. Hess replied that it did, but the new building will sit square
with the appropriate property line.

Mr. Matson asked
Mr. Hess replied
wants to do it.
buildings.

Mr. Hess whether he would consider stuccoing the building.
that he had, but because of the cost he was not sure that he
Also there is difficulty with stucco remaining on block

Mr. Wiski asked whether other construction materials had been considered and
what the construction schedule was. Mr. Hess replied that the costs were
prohibitive in terms of other materials and he hopes to start construction in
Spring.

Mr. Mueller asked what the parking plan was with respect to curbing in the
area. Mr. Dahlgren replied that if the expansion represents fifty percent
(50%) of the value of the existing building, curbing is required. Mr.
Mueller responded that he would then like to see more specific plans above and
beyond those that were submitted.

Mr. Hess then proceeded to show the Planning Commission more detailed plans
regarding loading entrances and trucking in and out of the area.

Mr. Dahlgren reiterated that curbing would be required in this area and
asked Mr. Hess whether the City would tear up the street to the property line.
Mr. Drown stated that they would be willing to consider that; or the City would
put in asphalt curbing until a petition for complete reconstruction of the
street would be forthcoming.

Mr. Wiski asked how many parking spaces are actually required for this type of
building. Mr. Dahlgren replied, about six (6) but that was contingent on the
definitive use of the building.

Mr. Wiski inquired as to whether Mr. Hess would accept the parking conditions
if the property were ever sold.
