<br />Roseville Planning Commission Minutes <br />November 6, 1985 <br /> <br />Page 6 <br /> <br />Planning File 1630 <br />Minnesota Federal request for variance at 1717 Lexington Avenue North. <br /> <br />Withdrawn. <br /> <br />Planning File 1631 <br />Nielsen request for Special Use Permits for office plaza at 2201 <br />County Road C. <br /> <br />Presentation <br />Mr. Dahlgren discussed the project that has been modified, and now <br />includes a hotel on the site. Two special uses are required; one for <br />the site plan, and one for special office/service use. Mr. Dahlgren <br />also submitted a revised copy of a planning report based on <br />modifications in the project. <br /> <br />Tim Nelson, from Nielsen Associates, discussed the number of advantages <br />of this paricular site, including the outstanding freeway access. He <br />also showed renderings which pointed out how the tower now becomes <br />more visible, as the building height of a number of the other <br />structures is lowered. <br /> <br />Discussion <br />Mayor Demos asked where the truck access to the rear actually was. <br />Nelson pointed out on the map that the truck access went to Buildings <br />A, B, and D. <br /> <br />Mr. Matson asked whether there was access to the parcel on the west. <br />Nelson replied yes. <br /> <br />Dressler asked whether anyone can use the Rosedale name. Nelson <br />replied that they had researched it, and they legally can utilize such <br />a name. <br /> <br />Berry asked with respect to the motel whether there was a banquet room <br />or restaurant included. Nelson replied that negotiations are <br />occurring right now with a number of different franchises, and it's <br />contingent on which franchise they eventually end up working with. <br /> <br />Mueller asked whether there was a problem limiting their hotel to <br />approximately one hundred rooms. Nelson replied yes, the large <br />ones do not care for that limitation, but those are not necessarily <br />the hotel chains with which the company is currently negotiating. <br /> <br />Wiski asked for a more detailed explanation of the parking, which <br />Nelson proceeded to provide, using the visual presentation devices <br />that they brought with them. <br /> <br />wiski asked if there would be an eventual sale of the parcel or any of <br />the buildings. Nelson replied that maybe sometime in the future, but <br />it certainly isn't currently envisioned. <br />
