<br />Roseville Planning Commission Minutes <br />January 8, 1986 <br /> <br />Page 2 <br /> <br />Wiski asked who owned the adjacent property to the east. Hoffman <br />stated that through a contract for deed, the proposed 85 foot <br />parcel with the home was sold to the Smith's, and the proposed 75 <br />foot lot remains in the ownership of the Hoffmans. <br /> <br />Dressler asked what would happen to the kennel that is directly <br />west of the new property line. Honchell <br />replied that would certainly be acceptable. <br /> <br />Recommendation <br />Berry moved, seconded by Johnson, that the Hoffman request for <br />division of platted lot at 2228 North Rosewood Lane be approved. <br /> <br />Discussion <br />Dressler asked about the shed that was on the adjacent property <br />line, and pointed out her concerns regarding that particular <br />structure. Honchell stated that the shed is illegal now, and <br />that the location of the shed by adjacent property owners should <br />not impact the decision on the issue before the Planning <br />Commission. <br /> <br />DeBenedet stated he was not comfortable with creating substandard <br />lots. However, he stated with the right home placed on the lot, <br />it could work out, particularly if the neighbors were supportive <br />of the project, he could support it with some reservations. <br /> <br />Berry agreed with DeBenedet's line of reasoning, and stated that <br />there really wasn't anything else that you could do with the lot. <br />She stated she was confident an appropriate home that would coincide <br />with the other homes in the area would be constructed. <br /> <br />Wiski asked whether grading would be a problem here, in view of the <br />fact that the lot is much smaller. Honchell replied it would be <br />more difficult, but it can certainly be addressed in the proper <br />manner. <br />
