ROSEVILLE PLANNING COMMISSION MEETING Wednesday, February 5, 1986 The February 5, 1986 regular meeting of the Roseville Planning Commission was called to order by Chairman Donn Wiski at 7:30 p.m. Members Present: Berry, DeBenedet, Dressler, Moeller, and Wiski. Members Absent: Johnson. Staff Present: Honchell, Shardlow, and Waldron. Ex Officio Member: Mayor Demos. Approval of Minutes Berry moved, DeBenedet seconded, that the minutes of the regular meeting of January 8, 1986 be approved. Roll Call: Ayes: Nays: DeBenedet, Dressler, Berry, Moeller, and Wiski. None. Planning File 1640 Scott and Kathleen Elfstrom, request for division of lot at 728 W. County Road C. Presentation Shardlow discussed the location of the lot split, and the fact that the home is a Heritage Trail home. Mr. Shard low pointed out that the two lots would be smaller than what is usually required with respect to frontage in the City, but the total lot area would be in excess of City requirements. He also pointed out that the area was platted before 1959; thus, a five foot sideyard setback is the requirement. Mr. Shardlow also pointed out that ten feet of right-of-way would be required if said proposal is approved. With respect to the proposed jag in the lot line, Dressler asked how one could angle the line with respect to the split. Shardlow pointed out on the drawing how the angled line concept could work. Mr. Elfstrom pointed out that they had lived in the area twelve years, and they want to continue to live in the area, but they would prefer a larger house. Ms. Elfstrom stated they liked the community, but they need more room; thus, they would like to build a new home on the new lot that is created. She also stated she would prefer utilizing the jag as a means of splitting the lot as opposed to an angled lot.
