<br />ROSEVILLE PLANNING COMMISSION MEETING <br />Wednesday, February 5, 1986 <br /> <br />The February 5, 1986 regular meeting of the Roseville Planning <br />Commission was called to order by Chairman Donn Wiski at 7:30 p.m. <br /> <br />Members Present: Berry, DeBenedet, Dressler, Moeller, and <br />Wiski. <br /> <br />Members Absent: Johnson. <br /> <br />Staff Present: Honchell, Shardlow, and Waldron. <br /> <br />Ex Officio Member: Mayor Demos. <br /> <br />Approval of Minutes <br /> <br />Berry moved, DeBenedet seconded, that the minutes of the regular <br />meeting of January 8, 1986 be approved. <br /> <br />Roll Call: <br /> <br />Ayes: <br />Nays: <br /> <br />DeBenedet, Dressler, Berry, Moeller, and Wiski. <br />None. <br /> <br />Planning File 1640 <br />Scott and Kathleen Elfstrom, request for division of lot at 728 <br />W. County Road C. <br /> <br />Presentation <br />Shardlow discussed the location of the lot split, and the fact <br />that the home is a Heritage Trail home. Mr. Shard low pointed out <br />that the two lots would be smaller than what is usually required <br />with respect to frontage in the City, but the total lot area <br />would be in excess of City requirements. He also pointed out <br />that the area was platted before 1959; thus, a five foot sideyard <br />setback is the requirement. Mr. Shardlow also pointed out that <br />ten feet of right-of-way would be required if said proposal is <br />approved. <br /> <br />With respect to the proposed jag in the lot line, Dressler asked <br />how one could angle the line with respect to the split. Shardlow <br />pointed out on the drawing how the angled line concept could <br />work. <br /> <br />Mr. Elfstrom pointed out that they had lived in the area twelve <br />years, and they want to continue to live in the area, but they <br />would prefer a larger house. <br /> <br />Ms. Elfstrom stated they liked the community, but they need more <br />room; thus, they would like to build a new home on the new lot <br />that is created. She also stated she would prefer utilizing the <br />jag as a means of splitting the lot as opposed to an angled lot. <br />
