<br />Roseville Planning Commission Minutes <br />April 9, 1986 <br /> <br />Page 4 <br /> <br />Mr. Churchwood, 3933 Asbury, asked how many trees would be removed <br />with respect to building the new dormitory. He also asked whether <br />that dormitory could be built today under the previously approved <br />P.U.D. Wiski replied that under the old P.U.D., the dormitory <br />could be built today. Johnson replied with respect to land <br />clearance relating to the new dormitory, minimal trees would be <br />removed, and a retaining wall may have to be utilized. <br /> <br />Annette Phillips, 3840 Shorewood Lane, said she was concerned <br />about erosion that would be created by the Physical Education <br />Building, and she was also concerned about the road work that had <br />been done, and the erosion that was occurring. Ericksen replied <br />that the road was only temporary, and is not part of the final <br />P.U.D. Ms. Phillips asked what the square footage of the building <br />totaled. Johnson replied that the building is 86,000 feet, two <br />stories, with a footprint of 320 ft. by 240 ft. <br /> <br />Warren Wildes, 3209 Shorewood, stated that he was concerned about <br />the overall erosion in the area, particularly by the lake. Mr. <br />Davidson replied that they had been working with the City and Rice <br />Creek Watershed to alleviate erosion problems. A ten inch pipe <br />to the lake is going to be extended, and there will be significant <br />fencing during construction to control erosion. Dr. Ericksen <br />discussed the College's positive track record relating to environ- <br />mental control. <br /> <br />Craig Churchwood, 5340 Russell Avenue in Minneapolis, asked <br />for clarification as to what is being proposed on this P.U.D. <br />versus the previously approved P.U.D. in 1977. Dr. Ericksen <br />proceeded to clarify this issue for Mr. Churchwood and the <br />Planning Commission. Mr. Churchwood also asked what the density <br />requirements were in the area. Demos replied that up to twenty <br />units per acre could technically take place on the site or, in <br />effect, one thousand apartment units. Dahlgren pointed out that <br />the College is zoned R-1; thus the P.U.D. is being developed. <br /> <br />Gary Thorne, 1566 Glenhill Road, Arden Hills, asked whether <br />the approval of this application is contingent on Arden Hills <br />granting a variance? Dr. Ericksen replied, no it was not. Mr. <br />Thorne asked what the College has done to assist the neighbors to <br />the east with respect to the buffer area. Dr. Ericksen replied <br />that the College is continually working to enhance the area. Mr. <br />Davidson also discussed the proposed landscaping that is being <br />developed to enhance the separation of the College and the <br />residences. <br /> <br />Mildred Lethert, 3085 Asbury, stated the original plantings as <br />proposed in the initial P.U.D. never took place. Dr. Ericksen <br />contended that the College did comply with the previous landscape <br />plan. <br />
