<br />Roseville Planning Commission Minutes <br />October I, 1986 <br /> <br />Page 2 <br /> <br />Planning File 1690 <br />Tharaldson Enterprises request for Special Use Permit at 2210 <br />County Road C. <br /> <br />Presentation <br />Mr. Dahlgren showed the site, and pointed out how the property has <br />been underutilized in the past. He also pointed out the limita- <br />tions on the site as a result of various easements. Dahlgren then <br />discussed all specific elements of the site plan, and stated that <br />in a B-4 area, a Special Use Permit is required for site plan <br />approval. <br /> <br />Maschka asked what the Council policy was with respect to the use <br />of brick in this particular type of construction. Dahlgren stated <br />that the Council wants quality materials with respect to new <br />buildings, and expects high quality, four sided buildings. <br /> <br />Jean Parranto, representing Mr. Tharaldson, stated that he has <br />made arrangements to get the trailers off of the existing site. <br /> <br />Ed Peterson, the architect representing Mr. Tharladson, was <br />introduced, and offered his views on the project. <br /> <br />Maschka asked Peterson if he would be willing to build the <br />facility in brick. Peterson wondered why, because stucco, in his <br />opinion, has worked well elsewhere. <br /> <br />Johnson asked what was the exterior of <br />Nebraska. Peterson replied it was similar, <br />duraboard. <br /> <br />the Heritage Inn in <br />but constructed with <br /> <br />Johnson asked Mr. Peterson as to whether they were trying to <br />duplicate a "franchise look" through the utilization of stucco. <br />Peterson stated he thought stucco, based on his expertise, makes <br />for a very nice looking building. <br /> <br />Moeller asked why the color on the model that was presented <br />differs from the color discussed in the correspondence. Peterson <br />stated that the color discussed in the correspondence is correct. <br /> <br />Goedeke asked whether there is a limited number of rooms <br />could be placed on this property. Peterson replied that <br />was, as fifty-eight percent of the site is unuseable. <br /> <br />that <br />there <br /> <br />Moeller asked what type of signage would be utilized. Peterson <br />replied that one pylon sign that would meet the ordinance, and <br />signs on the buildings that are internally lit with reader boards. <br /> <br />Wi ski asked why the sidewalk on C would not continue down on Long <br />Lake Road. Peterson replied that it wouldn't go anywhere except <br />to the tanks. <br />
