<br />ROSEVILLE PLANNING COMMISSION MEETING <br />Wednesday, March, 4, 1987 <br /> <br />The March 4, 1987, regular meeting of the Roseville Planning Com- <br />mission was called to order by Chairperson Pat Johnson at 7:30 p.m. <br /> <br />Members Present: DeBenedet, Stokes, Goedeke, Moeller, Berry, and <br />Johnson. <br /> <br />Members Absent: Maschka. <br /> <br />Staff Present: Dahlgren, Janisch, and Waldron. <br /> <br />Council Present: Cushman (liaison), Kehr, Wiski, and Johnson. <br /> <br />Approval of Minutes <br />Berry moved, DeBenedet seconded, that the minutes of the regular <br />meeting of the Roseville Planning Commission meeting held Wednes- <br />day, February 4, 1987, be approved. <br /> <br />Roll Call, Ayes: Stokes, DeBenedet, Goedeke, Moeller, Berry, and <br />Johnson. <br />Nays: None. <br /> <br />Planning File 1727 <br />Food-N-Fuel request for rezoning and Special Use Permit at 2884 <br />Old Highway 8. <br /> <br />Presentation <br />Mr. Dahlgren discussed the location of this particular project, <br />and pointed out that a 125' x 125' area is zoned B-3. The rest of <br />the parcel is currently R-1. Mr. Dahlgren pointed out that the <br />Comprehensive Plan recommends the area as a business zone. Dahl- <br />gren pointed out that the canopy is not placed in the required <br />thirty foot setback area, and the ten foot landscape area next to <br />the single family homes is not properly depicted on the plans. <br />All signs, as proposed, do conform to the ordinance. <br /> <br />Ed Bird, representing Food-N-Fuel, said that the company had been <br />in business since 1978, and operates over eighty stores. <br /> <br />Jim Dura, Food-N-Fuel architect, proceeded to highlight a number <br />of the items on the plan that Mr. Dahlgren had previously discus- <br />sed. <br /> <br />Unnamed resident asked about the lighting. Dura replied that <br />there wouldn't be any light on the canopy because the canopy will <br />be removed. However, the pylon sign will be lit. <br /> <br />Johnson asked whether a neighborhood meeting had taken place. <br />Dura replied that no, it had not. <br /> <br />Moeller asked how high the lighting would be by the pumps. <br />replied approximately twelve to fifteen feet. <br /> <br />Dura <br /> <br />Goedeke asked why the pumps were placed so far from the building. <br />Dura replied that it allows room for the transports to deliver <br />gasoline. <br />
