<br />Roseville Planning Commission Minutes <br />March 4, 1987 <br /> <br />Page 2 <br /> <br />Berry asked if this was a self-service station. Dura replied, <br />yes. Berry asked how the trash would be handled on the site. <br />Dura replied that a six foot high screen would be utilized to <br />cover the trash; however when the lids are up, the dumpster could <br />be seen. <br /> <br />Johnson asked at what time the tankers would be delivering the <br />gas. Dura replied between 8:00 a.m. and 5:00 p.m. <br /> <br />Goedeke asked that Dura outline the area where the old filling <br />station was placed. Dura proceeded to do so. <br /> <br />DeBenedet asked what are the standards for abandonment of tanks? <br />Janisch replied that the Fire Marshal oversees the operation of <br />the tanks, and there are very strict State regulations relating to <br />said tanks. <br /> <br />Dura stated that the tanks must be pulled in two years if the <br />company doesn't stay in business. <br /> <br />Moeller asked as to whether there were any roof top units. <br />replied there were none. <br /> <br />Dura <br /> <br />Berry stated her concern with respect to the fact that some of <br />the mechanical equipment would be in the area where the landscape <br />screening should be placed. <br /> <br />Barb Anderson asked if the facility would be open twenty-four <br />hours. Dura replied, yes it would. <br /> <br />Mike Mackelaney, 2930 Maple Lane, asked why the development was <br />proposed in this area. <br /> <br />Harry McKenzie (directly east of the project) asked how the <br />refrigeration units would be quieted in the area. Dura replied <br />that the units are designed to be quiet, but couldn't guarantee <br />that they wouldn't be heard. <br /> <br />Mackelaney again asked why Food-N-Fuel chose this area. Dura <br />replied that their demographics stated that this would be a <br />viable development. <br /> <br />T. D. Haapala, 317 33rd Avenue, asked what the traffic counts <br />were in the area, and had a safety analysis been completed? <br />Janisch replied that there had not been a traffic count in the <br />area. He also stated that the Police Department could possibly <br />have information on the safety factors. <br /> <br />Harry McKenzie asked for a clarification on the zoning area <br />there. Dahlgren replied that the area was zoned B-3 since 1959, <br />and that the Comprehensive Plan lists the area as potentially <br />commercial. McKenzie stated that he thought it would revert back <br />to R-1. Dahlgren replied that the B-3 zone stays in place. The <br />Special Use that was in place for the existing station has <br />expired; thus new Special Use must be requested. <br />
